Description

PMR are seeking an experienced Assistant Property Asset Manager for our client a leading provider of build-to-rent / private sector housing. The preferred candidate will ideally have experience in residential asset management and have an strong track record of long term maintenance implementation programmes, contracts management and landlord and tenant experience.

Key responsibilities:

  • Work closely with Development Managers / Project Managers on a site-by-site basis, including the coordination of all delivery dates with the Managing Agent lettings teams
  • Manage the Managing Agents to ensure smooth handover from the construction teams to the lettings team
  • Regularly site visits; approve, monitor & coordinate all maintenance issues that arise
  • Deliver against all business performance and financial targets, ensure that risks are identified and managed and that regulatory and statutory requirements are met
  • Be responsible for the control of budgets and expenditure
  • Monitor all customer and client facing KPI's
  • Support construction teams with advice on specification and building performance
  • Provide comment and analysis on budgeting and spend patterns
  • Work with the finance team for the timely settlement of invoicing
  • Proactively follow up with the Managing Agent and the building teams to ensure that urgent repairs are dealt with
  • Work with the Managing Agent and partners to improve Customer relations and experiences
  • Work closely with marketing team on all customer communications
  • Prepare monthly reports - rental income, arrears, bad debts, maintenance spend, Gross to Net figures and voids
  • Review the Managing Agent monthly reports and liaise on all matters arising
