Description

PMR are seeking an experienced Community Manager, for our client, a national provider of high-end Build to Rent residential properties. The Community Manager will be solely responsible for leading the operational delivery at their new Build to Rent Scheme in High Wycombe, ensuring an impeccable customer experience.

Key Responsibilities:

  • Deliver first class customer service.
  • Initiate community activities and initiatives to promote resident engagement and a community spirit.
  • Ability to manage multiple task workflows and prioritise accordingly, whilst be able to work well under pressure.
  • Develop and manage yearly operating budgets and forecasts.
  • Accurately create, prepare and convey all operational and financial data in a timely manner.
  • Analyse and evaluate monthly and/or quarterly financial statements, providing commentary for any expenditure. Write clear and concise operational reports to substantiate the analysis.
  • Provide leadership, direction and support to all staff. Perform regular 1-2-1s with staff, ensuring all company training is taken as assigned and scheduled.
  • Management of internal weekly and monthly client reporting.
  • Oversee all capital or improvement projects including ongoing renovation/upkeep projects.
  • With the Maintenance Operative, design an effective PPM program to monitor turnaround for maintenance service requests and ensure timely responsiveness of maintenance staff, ensuring an efficient running of the building.
  • Manage supplier relationships. Review and negotiate supplier contracts on a routine basis and making recommendations.
  • To draw up maintenance schedules and set routine programmes of work for cleaning staff, premises and grounds maintenance staff to ensure consistently high standards of hygiene, cleanliness, upkeep and safety across premises.
  • Ensure that all members of the facilities team are meeting statutory and company health, safety and security standards.
  • Promote and convey safe work practices among all property staff and ensure all safety programs are implemented and followed.
  • To deal effectively with complaints and remain courteous at all times.
  • Ensure that an adequate number of vacant apartments are market ready and available for showing at all times, ensuring maintenance works are carried out in an efficient timeframe.
  • Implement programs for tenant retention and maintenance service request follow-ups by ensuring efficient responses to service requests leading to increased customer retention.
  • Maintain a superior customer service relationship with residents, fellow workers and suppliers.
  • Effectively manage the on-site team, encouraging the highest level of customer service. Also to implement and maintain a concierge service of the highest standard with the front of house team.

Knowledge, Skills & Experience:

  • Excellent supervisory skills. Ability to develop and lead a team. Set an example for fellow workers as a self starter, leader, trainer and planner.
  • Excellent customer service skills.
  • Excellent organisation and prioritising skills.
  • Knowledge of property maintenance; ability to oversee suppliers and contractors.
  • Ability to perform basic accounting functions such as reading a ledger.
  • Ability to develop and implement strategic initiatives to enhance all aspects and functions of the business.
  • Ability to learn and use various types of software programs as well as basic accounting functions such as reading a ledger and determining rental charges.
  • Must be able to read and write in English at a high level of fluency.
  • Must be able to apply common sense to carry out instructions, plans and strategy to reach goals and objectives.
  • Must use independent judgement, following prescribed procedures to determine actions to be taken, priorities, emergencies, etc.
  • Must possess strong interpersonal skills to interact regularly with tenants, suppliers, contractors, supervisors, employees and fellow workers.
  • Ability to serve on-call, as scheduled or as necessary.
  • Ability to travel to attend various company gatherings when required.
