Area Supervisor

Salary: £35,000-£40,000 per annum depending on experience
Accommodation: Live-in accommodation provided, with bills included

Hours: Monday to Friday, 8:00am-6:00pm, with alternate Saturday mornings and participation in an out of hours rota

The Role
We are recruiting for an experienced Live-In Area Supervisor to support the day-to-day management of a high-quality residential property portfolio in Central London.

This is a varied, hands-on position combining property inspections, resident support, contractor management, building safety and emergency response. The successful candidate will work closely with the wider property management team to ensure buildings are well maintained, safe and delivering a high standard of service to residents and occupiers.

The position would suit someone with previous residential property or estate experience who enjoys being visible across a portfolio and taking ownership of day-to-day operational matters.

Key Responsibilities

• Provide a professional and responsive service to residents, occupiers and visitors.
  
  
• Maintain a strong working knowledge of the properties within the allocated portfolio.
  
  
• Respond to day-to-day resident queries, maintenance issues and emergency situations.
  
  
• Carry out regular inspections of residential buildings, communal areas and vacant properties.
  
  
• Identify and report maintenance, health & safety, security and compliance concerns.
  
  
• Carry out vacant property checks and meter readings where required.
  
  
• Monitor general building standards and ensure issues are escalated appropriately.
  
  
• Coordinate contractor access and oversee contractors attending properties.
  
  
• Carry out quality checks on works and review relevant permits, risk assessments and method statements where required.
  
  
• Support the monitoring of fire safety measures, including communal areas, fire doors and alarm testing.
  
  
• Act as a first point of response for incidents including leaks, alarms, security concerns, damage and other building emergencies.
  
  
• Assist with CCTV reviews where appropriate and in line with company procedures.
  
  
• Raise maintenance and works orders and follow up outstanding issues.
  
  
• Support resident move-ins, property handovers and key management.
  
  
• Liaise with building staff, contractors, managing agents, consultants and emergency services as required.
  
  
• Report security concerns, antisocial behaviour and other issues affecting the surrounding estate or properties.
  
  
• Provide out-of-hours emergency support as part of a rota.
  
  
• Provide cover and support to other members of the operational team when required.
  
  
• Maintain accurate records and provide clear updates to the property management team.
  
  
• Undertake other reasonable duties associated with the effective management of the portfolio.
  
  

Experience & Skills
Essential:

• Minimum 2 years' experience within residential property, estate or building management.
  
  
• Practical and hands-on approach to property management.
  
  
• Strong customer service and communication skills.
  
  
• Good understanding of building maintenance and day-to-day operational issues.
  
  
• Confident dealing with residents, contractors and emergency situations.
  
  
• Good IT skills and ability to maintain accurate reports and records.
  
  
• Strong organisation and attention to detail.
  
  
• Ability to work independently and take responsibility for resolving issues.
  
  
• Flexible approach to working hours, including participation in an out-of-hours rota.
