About our client
Our client is a well-established block and estate management business operating across the home counties. They're a close-knit team, and they've built a strong reputation for doing the job properly. They're based in Hertfordshire, and all sites are within a commutable distance.
The role
They're looking for a Senior Property Manager to join the team on a permanent, full-time basis. They'll also consider a Property Manager who's ready to make the move up.
You'll report into the Head of Property Management and take ownership of a focused portfolio of more complex sites. The expectation is that you'll also be a point of support for junior colleagues, sharing knowledge and helping the team handle escalated or technical matters.
What you'll be doing
- Managing a portfolio of larger, technically complex residential developments across the home counties
- Conducting regular site inspections and keeping on top of maintenance, plant, H&S compliance and contractor performance
- Preparing service charge budgets and long-term maintenance plans, and delivering sound financial and legal advice to clients
- Leading client meetings and AGMs, and maintaining proactive, professional communication with leaseholders and RMC/RTM clients
- Supporting junior team members with day-to-day queries, complicated matters, and escalated issues
- Working with the Head of Projects on Section 20 compliance and the delivery of larger works
Skills and experience
Essential
- Experience in residential block/leasehold management, ideally with more complex or larger developments
- ATPI qualification (or currently working towards it)
- Solid working knowledge of leasehold legislation and service charge management
- Strong communication skills across a range of stakeholders, written and verbal
- Full UK driving licence
Desirable
- MTPI qualification or actively working towards it
- Experience mentoring or supporting junior property management colleagues
- Background managing technically complex sites, including plant and building safety matters
Why join them
Competitive salary plus a quarterly performance-related bonus. The team is well-established and friendly, with a genuine focus on professional development. Evening and weekend work is uncommon, and when it does happen it's covered by TOIL or paid overtime. There may also be flexibility on working pattern for the right candidate.
