Block Manager

A specialist residential block management company is looking to appoint a Property Manager to oversee a portfolio of leasehold developments.

This role sits within a close-knit team where each manager has full responsibility for their portfolio and works closely with accounts, operations and senior management to deliver a high level of service.

The company is looking for an experienced block manager who is comfortable working independently and managing developments from start to finish.

The Role

Managing a residential leasehold portfolio, acting as the main point of contact for leaseholders, directors and freeholders, while ensuring compliance, financial control and high service standards.

You will take full responsibility for your sites including budgets, major works, contractor management and client meetings.

Responsibilities

• Full management of a residential leasehold portfolio

• Preparing and managing service charge budgets

• Carrying out regular site inspections

• Managing Section 20 and major works projects

• Overseeing contractors and service agreements

• Handling arrears and working with accounts on recovery

• Ensuring health and safety compliance across developments

• Attending and leading client and director meetings

• Managing insurance claims and legal matters where required

• Maintaining accurate records using property management systems

The Person

• Experience managing residential blocks independently

• Comfortable handling service charges and major works

• Good knowledge of leasehold legislation

• Strong communication skills

• Stable work history preferred

• Able to work in a small team environment

Skills and Experience

• Block / leasehold property management experience essential

• Experience with Section 20 and compliance

• Good IT skills

• Experience dealing with directors and residents
