Job Title: Block Manager
Location: Hertfordshire / London
Salary: Up to 45k
Hybrid: 2x per week in office
About the Role:
We are seeking a proactive and experienced Block Manager to oversee a portfolio of residential and mixed-use developments. This role is ideal for a property professional with strong block management experience who thrives in a client-facing and operational environment. You will ensure developments are efficiently managed, compliant, and deliver excellent service to residents and clients alike.
Key Responsibilities:
- Manage a portfolio of developments, ensuring service charge budgets, contracts, and risk management routines are delivered accurately and on time.
- Lead or support mobilisation processes for new contracts, liaising with clients, contractors, and internal teams to ensure a smooth handover.
- Monitor compliance, health & safety, and risk assessments across developments, maintaining detailed records and reporting on performance.
- Manage contractor relationships and tender contracts to ensure value for money and high-quality service delivery.
- Oversee financial management of service charges, review budget vs actual performance, and support end-of-year accounts.
- Act as the primary point of contact for residents and clients, addressing queries, complaints, and feedback with professionalism and empathy.
- Ensure all activities align with company values, standards, and best practice in property and block management.
Person Specification:
- Strong experience in block or property management, ideally with residential and mixed-use portfolios.
- Knowledge of service charge management, contract administration, risk management, and compliance.
- Excellent organisational skills, with attention to detail and the ability to manage multiple priorities.
- Strong communication and customer service skills; confident liaising with clients, residents, and contractors.
- Proactive, reliable, and able to work independently as well as part of a team.
- Competent in property management software and MS Office; experience with FixFlo, Qubes, or similar systems is a plus.
