We are looking for an experienced Senior Block Manager to take full responsibility for a defined portfolio of developments. The role reports into a senior manager and involves the ongoing oversight of operational, financial and compliance matters across the portfolio.
This is an opportunity to provide a high-quality management service within the framework of current property legislation, statutory requirements and recognised industry standards. The successful individual will contribute to service excellence, client retention, financial performance and the continued development of the team.
You will oversee the complete management cycle of your properties, ensuring strong financial governance, legal compliance and effective stakeholder engagement.
Prepare annual service charge budgets in line with internal processes and statutory requirements.
Consult appropriately with leaseholders regarding proposed budgets, providing clear breakdowns and supporting commentary.
Approve service charge communications and year-end financial summaries.
Review expenditure against budget on a monthly and quarterly basis, identifying and addressing variances.
Work closely with accounts teams on service charge income and cost control.
Manage insurance claims from notification through to settlement, liaising with brokers and insurers as required.
Maintain detailed knowledge of lease terms and ensure management practices align with contractual obligations.
Coordinate maintenance and repair programmes, including specification drafting, contractor procurement and oversight.
Carry out regular site inspections, maintaining detailed records and monitoring compliance matters.
Ensure property management software systems are accurately maintained, including contract documentation and supplier records.
Engage with residents, leaseholders and recognised associations, attending meetings and annual general meetings where required
Monitor statutory and regulatory compliance across the portfolio, particularly in relation to health and safety.
Work alongside senior leadership on operational improvements and growth initiatives.
Assist with new business opportunities, including proposals and tender submissions.
We are seeking a motivated and commercially minded professional with proven experience in UK residential block management.
You will demonstrate strong organisational ability, technical knowledge and the capacity to manage competing priorities while delivering exceptional client service. Our Client is seeking:
Membership of a recognised property industry body (e.g. MTPI or equivalent)
Relevant health and safety training
Proven experience managing residential developments in the UK
Strong understanding of leasehold legislation and compliance obligations
Experience preparing and managing service charge budgets
Experience coordinating maintenance works and insurance claims
Confidence engaging with leaseholders and residents' groups
Experience supervising or guiding team members
