SENIOR PROPERTY MANAGER
Salary: up to £60,000 with a car allowance
Work Arrangement: Remote - working from sites across the weekThe Opportunity:
An exciting opportunity has arisen for an experienced Property Manager to join a leading UK provider of housing and neighbourhood services. You will oversee the management of large and complex residential estates, ensuring compliance, high standards of service delivery, and excellent client relationships.
This role will see you take responsibility for service charge management, estate-based staff, site safety and presentation, as well as leaseholder engagement. You'll be part of a highly skilled Residential Property Management team, delivering comprehensive leasehold and block management services to institutional investors, developers, and residents' management companies.
The Role:
We're looking for a proactive and organised Property Manager with the skills to manage complex estates and lead service delivery.
Key Responsibilities:
- Prepare and manage annual service charge budgets and reserve fund plans.
- Oversee annual service charge accounts, invoicing, and recovery processes.
- Monitor working capital and report financial status to clients.
- Manage insurance cover, claims, and associated repairs.
- Conduct regular site inspections, ensuring remedial works are carried out.
- Maintain cyclical maintenance plans and oversee contractor performance.
- Approve invoices and keep accurate financial records.
- Coordinate major works and manage Section 20 consultation processes.
- Arrange statutory health & safety inspections (lifts, fire, water, etc.) and remedial actions.
- Respond to leaseholder enquiries and host resident/estate meetings.
- Supervise estate-based staff, ensuring high standards of service and site presentation.
The Person:
We're seeking a skilled property professional with proven experience in block and estate management, confident in both client-facing and operational responsibilities.
Skills & Experience:
- Strong background in residential property or block management.
- Solid financial acumen with experience of service charge budgeting and invoicing.
- Excellent communication and interpersonal skills.
- Ability to lead and motivate cross-functional teams, contractors, and site staff.
- Knowledge of health & safety legislation and statutory compliance.
- Experience managing major works and Section 20 processes.
- Property management qualifications (e.g. MTPI) desirable.
- Detail-oriented and results-driven, with a commitment to high service standards.
