Overview: We are seeking a highly skilled and experienced Senior Block Manager to oversee a diverse portfolio of 8 developments. As a key member of our property management team, the Senior Block Manager will be responsible for maintaining and enhancing the value of each development while ensuring the highest standards of service delivery to our clients and residents.
Responsibilities:
Portfolio Management:
- Manage a portfolio of 8 developments, ensuring the smooth operation of each property.
- Oversee all aspects of property management including financial, operational, and administrative functions.
Client Relations:
- Serve as the primary point of contact for clients, addressing inquiries, concerns, and requests in a timely and professional manner.
- Build and maintain strong relationships with clients, fostering trust and confidence in our services.
Team Leadership:
- Provide leadership and guidance to a team of property managers and support staff.
- Foster a positive and collaborative work environment, promoting teamwork and professional development.
Financial Management:
- Develop and manage budgets for each development, ensuring financial objectives are met.
- Monitor income and expenditure, identifying opportunities for cost savings and revenue enhancement.
Maintenance and Repairs:
- Oversee maintenance and repair activities, ensuring properties are well-maintained and compliant with relevant regulations.
- Coordinate with contractors and vendors to ensure quality workmanship and cost-effective solutions.
Compliance and Risk Management:
- Ensure compliance with all relevant legislation, regulations, and industry standards.
- Identify and mitigate risks associated with property management operations.
Reporting and Documentation:
- Prepare regular reports for clients and senior management, providing insights into property performance and operational efficiency.
- Maintain accurate records and documentation related to property management activities.
Requirements:
- Bachelor's degree in Real Estate, Property Management, Business Administration, or related field.
- Minimum of 5 years of experience in property management, with a focus on residential developments.
- Strong knowledge of property management principles, practices, and regulations.
- Excellent communication and interpersonal skills, with the ability to interact effectively with clients, colleagues, and stakeholders at all levels.
- Proven leadership abilities, with experience in managing teams and driving performance.
- Demonstrated ability to effectively manage budgets, analyze financial data, and make data-driven decisions.
- Proficiency in property management software and Microsoft Office Suite.
- Relevant professional certifications (e.g., RICS, IRPM) preferred.
