- Description
We are looking for a driven and seasoned property manager who can efficiently handle a collection of upscale residential buildings in prime locations within Central London. These properties are primarily owned by resident or lessee companies. As the head of the property management team, you will be responsible for ensuring that properties in the portfolio receive top-notch management services, maintaining professionalism and providing exceptional customer service to clients and residents.
The Role
* Establish direct communication and build strong relationships with RMTs, boards of directors, and clients at a senior level.
* Foster excellent client relationships by providing regular updates, reports, and maintaining consistent contact.
* Ensure prompt and appropriate responses to telephone, email, and written queries from clients, residents, contractors, etc., in accordance with the customer service charter.
* Maintain high levels of professionalism in written and oral correspondence to safeguard the company's legal position.
* Attend resident meetings, accommodating flexible schedules and occasionally working outside office hours to meet clients' needs. Property Management:
* Oversee the smooth operation of a portfolio of Central London properties.
* Collaborate with the Customer Service team to manage planned, reactive, and remedial maintenance services for your developments.
* Follow up on repairs to ensure they are completed within the required timeframe and meet the expected standard.
* Coordinate with external surveyors regarding technical complexities and discuss significant repair projects.
* Efficiently administer insurance claims and strive to keep repairs within budgetary limits.
* Adhere to statutory processes for consulting leaseholders on necessary repairs.
* Supervise major works projects in compliance with statutory requirements. Contractor Appointment and Management:
* Manage onsite staff, where applicable.
* Effectively oversee contractors to ensure high-quality services and value for money for customers.
* Prepare tender documentation for contracts.
The person
- MIRPM qualification or above
- Educated to degree level or equivalent relevant experience
- A minimum of 5 years of recent experience working in residential property management
- Up to date knowledge of the property management sector including relevant compliance and health & safety legislation
- Knowledge of MRI Qube property management software
- Knowledge and experience of working with Resident Management Companies
- Experience of leading teams, line management and management of on-site staff
