PMR are seeking an experienced Maintenance Technician to take responsibility for the management of all facilities compliance and reactive and proactive maintenance, across a residential development and grounds. You will ensure that the presentation of the residence and grounds are maintained to a high standard at all times and within prescribed service levels.
Key Responsibilities:
Facilities Co-ordination and Facilities Support Management
- In conjunction with the Management Team, oversee and co-ordinate and monitor contractor maintenance activities, identifying snagging issues and arranging for timely repairs when needed (in line with service level agreements).
- Ensure contractor compliance with Health & Safety activities ensuring appropriate risk assessments, method statements and permits to work are in place ahead of work.
- Provide information to the Management team in relation to condition of the asset and building specific protocol, as and when requested
- Emergency Key Holder - may be required to attend the residence outside of working hours
- Comply with any reasonable instructions issued by the management team
Electrical Tasks
- Diagnose and repair electrical problems in domestic appliances, including fault-finding, rewiring, and monitoring.
- Assess the parts needed for a job and place orders for those parts.
- Replace faulty lights, hobs and other small domestic electrical appliances.
- Complete Annual PAT for all Portable Equipment and Fixed Equipment whilst recording and documenting the tests.
General Maintenance Work
- Provide general maintenance support to the management team, including: basic plumbing, repairing and painting/decorating of the property, [including bedrooms and kitchens], all communal areas, shower cubicles, floors and walls.
- Inspect the flats and rooms at regular intervals and at designated periods, to include all door closers, emergency lights and fire-fighting equipment, ensuring that the entry procedure to flats is followed explicitly.
- Contribute to the creation of a planned preventative maintenance (PPM) programme. Deliver this PPM (e.g., statutory testing of fire panels, water temperature tests etc) as the schedule sets out, keeping accurate records as required by the AM and law.
Grounds Maintenance
- Provide general grounds maintenance support to the management team, including attending to all aspects of grounds maintenance, including courtyards, car parking facilities, gardens/roof terrace and internal and external areas. Maintenance of re-cycling and bin areas.
- Ensure that the site grounds are clear and free of rubbish.
- Liaise with Assistant Manager, prioritising the workload (urgent and non-urgent).
- Contribute to the creation of a planned grounds maintenance programme.
Handling Emergency Procedures
- Be aware of locations of dry riser inlets and break glass points and isolation points for power and water.
- Be able to re-set the fire alarm panel and/or obtain assistance (training provided).
- To be knowledgeable of who to contact for assistance with electrical, plumbing or other emergencies and contact where appropriate.
- Ensure policy and procedure is followed at all times when entering tenant occupied areas.
Customer Service
- Deal with tenant queries and in accordance with company policy.
- Keep a detailed record of incidents during a shift and update the management team through specific record log.
- Assisting residents who have lost keys/entry fobs.
- Assisting with sales viewings for prospective residents and help to manage the student renewal and expansion process.
- Assist the management team with social events (may be out of hours).
- Be proactive and inform the management team of any problems and situations arising.
- Ensuring client expectations and satisfaction is achieved in with company procedures.
Short term lets
- Assist with regular room/building maintenance checks to include tenant move in/move out process.
- During the short term let period, all staff are required to help to get the building ready for business and/or the new arrivals, this may include physically demanding activities, such as helping to 'lift and shift' furniture, domestic equipment and appliances associated with a large accommodation environment.
Health & Safety
- Report incidents, accidents and near misses to the AM or on the incident log.
- Follow policies and procedures dictated by current H&S legislation under the guidance of the GM/Operations Director
- Follow H&S policy and procedure at all times.
- Wear any personal protective clothing/equipment (PPE) in line with the relevant risk assessment and any uniform provided by the company and keep appropriate records.
- Ensure fire doors are closed at all times.
- To be fully conversant with the company's fire and emergency procedures including personal emergency evacuation plan for disabled tenants (where appropriate).
Education, Qualifications & Experience:
- Good level of Secondary school education or equivalent.
- Qualified to undertake like for like replacement of domestic electrical appliances and minor electrical repairs - 18th Edition electrical qualification essential.
- Proven experience of: general maintenance, basic carpentry, plumbing, painting and decorating, mastic of shower cubicles, gardening.
- Able to read, fully understand and follow drawings and sketches to fully grasp requirements and in line with manufacturer's data sheets.
- Basic computer skills
- IOSH Working Safely - desirable
- Proven experience of grounds maintenance and experience of general maintenance support.
- Previous experience in a customer facing role.
- Good knowledge of Health and Safety legislation
- Willing to keep up to date with training and relevant legislation
- Full driving license and use of car or van (essential).
