£36,000 - £40,000 + £4,500 car allowance

Role Overview
We're working with a leading property management company to find an experienced Property Manager to take over a vacant region in their Essex portfolio. You'd join a well-established business, build strong relationships with residents and directors, and make a regional patch your own.

The portfolio has around 25 mixed-tenure sites of varying sizes, about 1,500 units in total, across the Colchester, Chelmsford and Ipswich areas. The role is regionally based, with regular site visits supported by a car allowance.

The Portfolio

  • Locations: Colchester, Chelmsford and Ipswich, with sites across the surrounding region

  • Composition: mixed-tenure developments of varying sizes

  • Scale: around 25 sites, about 1,500 units

Key Responsibilities

  • Be the main point of contact for residents, leaseholders, RMC/RTM directors and freeholders

  • Carry out regular site inspections, spot maintenance needs and keep sites to a high standard

  • Prepare, manage and monitor service charge budgets, working with the accounts team on year-end accounts

  • Instruct and manage contractors: get quotes, raise works orders and oversee the quality of the work

  • Run Section 20 consultations for major works and qualifying long-term agreements

  • Keep every site compliant, including fire risk assessments, health and safety, insurance and building safety

  • Handle lease enquiries, breaches, LPE1 requests and resident queries promptly and professionally

  • Attend and present at AGMs and directors' meetings, including some evenings

  • Monitor arrears and support credit control

  • Keep accurate records on the property management system

About You

  • Proven experience as a Property Manager or Block Manager, ideally in residential block or mixed-tenure management

  • Sound knowledge of landlord and tenant legislation, service charges and Section 20

  • Awareness of building safety and compliance requirements, including the Building Safety Act 2022

  • Strong organisational skills and the ability to manage a busy portfolio spread across a wide area

  • Confident communicator with residents, directors and contractors

  • IRPM / TPI qualification (or working towards one) is desirable

  • Full UK driving licence and access to a car

The Package

  • Salary: £36,000 - £40,000, depending on experience

  • Car allowance: £4,500 per year

  • A role with an established, leading property management company, with ongoing support and development
