SENIOR PROPERTY MANAGER
Role Purpose
PMR is recruiting an experienced Senior Property Manager to lead one of two property management teams through a period of stabilisation and growth. The successful candidate will take ownership of a mixed portfolio - including sites with legacy issues and complex leaseholder relationships - while providing hands-on leadership to a team of Property Managers. This is a senior, client-facing role for someone who delivers reliably, communicates proactively, and is comfortable presenting to and managing the expectations of Residents' Management Companies (RMCs) and Right to Manage (RTM) companies.
Key Responsibilities
* Take direct ownership of a portfolio of managed sites, including properties with legacy issues and historically difficult leaseholder relationships, resolving problems through consistent, on-site engagement.
* Lead, manage and develop a team of circa 3 Property Managers and administrative support, holding regular one-to-ones and setting a clear standard for what good performance looks like.
* Act as the primary client-facing contact for RMCs and RTM companies, attending and confidently presenting at meetings, and managing leaseholder expectations clearly and professionally.
* Deliver reliably on commitments made to leaseholders, clients and colleagues - following through on what has been agreed rather than relying on email-only communication.
* Conduct regular, high-quality site visits, moving the team away from a desk- and email-based way of working towards proactive, face-to-face engagement.
* Oversee compliance requirements across the portfolio, working closely with the Compliance Lead and Health & Safety Manager, who will support (but not remove) accountability for site standards.
* Identify and manage risk on sites vulnerable to RTM transition or being targeted by competing managing agents, protecting service quality and client relationships.
* Support the wider business through a period of restructuring, including the consolidation of associate-level roles into full Property Manager positions, to ensure clear ownership and consistent service delivery.
* Contribute to the stabilisation of the existing portfolio this year, with a view to supporting growth and the onboarding of new sites next year.
Candidate Profile
* Proven experience as a Senior Property Manager or Property Manager ready to step up, ideally with a mixed portfolio background
* Strong relationship-management skills, with a track record of building leaseholder trust.
* Confident, clear communicator able to present at RMC/RTM meetings and manage difficult conversations with leaseholders and directors.
* Technically competent in block management and compliance, comfortable escalating specialist issues to in-house compliance and H&S resources rather than needing to hold all technical knowledge personally.
* Demonstrable people-management experience, with the ability to set expectations, hold a team accountable, and lead by example on site visits and client contact.
* MTPI/AssocRICS qualification (or working towards) desirable but not essential, depending on experience.
* Full UK driving licence and own vehicle, with the flexibility to be in the office four days per week.
