- Description
If you're a residential property manager who takes pride in client relationships and wants the autonomy of a genuinely home-based role, this could be a good fit. Our client is a well-established property management business looking for an experienced PM to take ownership of a portfolio across the south of England.
About our client
Our client is a reputable residential property management company working with a range of RMC, RTM, and leaseholder-managed developments. They have a strong reputation for service delivery and a clear focus on doing right by their clients and residents. This is a stable, growing business with a supportive team structure and a genuine commitment to developing people internally.
The role
You'll be managing a portfolio of around 23 residential sites, totalling approximately 500 units, spread across the south of England with two sites in London. The role is fully home-based, with one visit to the office per month. You'll manage the portfolio independently but with solid support from internal teams including accounts, credit control, and a property management assistant. The portfolio includes a couple of more technically complex sites, including two high-rise buildings over 18 metres, so you'll need to be comfortable operating at that level.
What you'll be doing
- Managing day-to-day operations across a mixed residential portfolio including RMC, RTM, and leaseholder-managed sites, maintaining strong client relationships throughout
- Preparing and presenting service charge budgets, managing accounts, and overseeing year-end processes in line with lease terms and statutory requirements
- Planning and coordinating major works and Section 20 consultation processes, working alongside the internal project management team
- Conducting regular site visits, producing written reports, and managing reactive maintenance across the portfolio
- Ensuring health and safety compliance, managing insurance policies, and keeping statutory documentation up to date
- Managing on-site concierge staff and liaising with internal HR as needed
Skills and experience
Essential
- 3-4 years of residential property management experience at PM level
- Demonstrable experience managing service charge budgets and accounts
- Section 20 and major works experience
- Experience managing or overseeing AGMs and residents' meetings
- High-rise/HRB experience (18 metres and above)
- Strong client communication skills with the ability to maintain well-established client relationships
- Full UK driving licence
Desirable
- ATPI qualified or actively working towards it
- Experience with heat networks
- Experience managing on-site staff
Why join them
Alongside a salary of £40,000 to £42,000, our client offers a strong benefits package including generous holiday allowance with incremental increases, private medical insurance, group life insurance, hybrid/home-based working, company pension, an employee assistance programme, and regular social events. There's also a clear focus on internal career development for people who want to grow within the business.
