Description

If you're a property management professional who's tired of juggling an unmanageable portfolio, dealing with demanding freeholder clients, or working somewhere that expects overtime as a given, this one's worth a proper read.

About our client

Our client is a well-established block and estate management business operating across the northern home counties. They have a growing portfolio of predominantly RMC-led sites, they've built a strong reputation for service quality and staff retention.

The role

They're looking for a Senior Property Manager to join the team. You'll manage a portfolio of key sites, and you'll also play an active part in supporting and mentoring junior colleagues.

What you'll be doing

  • Managing a portfolio of complex leasehold sites, handling maintenance, H&S compliance, service charge budgeting, and long-term maintenance planning
  • Conducting regular site inspections and managing contractors to ensure work is carried out on time and to the right standard
  • Supporting junior team members on day-to-day matters and more complicated management issues, sharing knowledge and helping de-escalate where needed
  • Leading and attending client meetings and AGMs, including occasional out-of-hours work
  • Working with the wider team on Section 20 works and technically complex maintenance matters
  • Keeping sites fully compliant with relevant legislation and ensuring remedial actions from inspections are progressed promptly

Skills and experience

Essential

  • Solid block and estate management experience
  • Working knowledge of leasehold legislation and practical experience applying it
  • ATPI qualification (or actively working towards it)
  • Full UK driving licence
  • Strong communication skills across all levels, from residents to contractors to client boards

Desirable

  • MTPI qualification or progression towards it
  • Experience managing or mentoring a team

Why join them

Alongside a salary of £42,000 to £46,000 plus quarterly performance bonus, the team benefits from full IRPM training support, strong internal progression, pool cars for site visits, TOIL for any out-of-hours work, and a genuinely collaborative working environment with very low staff turnover.
