We are working with a Block Management company who is actively seeking an experienced Property Manager to join the team. As the Property Manager you will be in charge of managing the residential investment portfolio and residential block management division.
This is a fantastic opportunity to work with a fast growing & successful company, this role would suit an amibitious individual who is motivated to progress their career.
Hours: Monday to Friday 8:30 to 5pm
Salary: £30,000 - £35,000 per annum (depending on experience)
Duties:
- To be responsible for the day-to-day management of residential building management portfolio.
- Manage the company residential and commercial lettings portfolio
- Organising and supervising repair, maintenance and, if required, improvement works on business asset portfolio
- To manage all repairs and planned maintenance of the residential portfolio, developing systems to monitor the performance and costs.
- To manage preventative maintenance schedules.
- To appoint external contractors to manage repairs and upkeep of the building portfolio, whilst ensuring value for money.
- To establish and maintain relationships with suppliers and contractors.
- To ensure operations are compliant with legislation and the company's Policies and Procedures.
- Preparation of annual Service Charge budgets, management of H&S and insurance compliance
- To ensure a high level of customer service is provided. To report to the Directors on the progress, compliance, and performance of the residential portfolio. Attending meetings as may be required from time to time in fulfilment of the service obligations, including Residents Management Meetings out of hours as may be required from time to time.
- Approve for payment invoices and ensure that no financial liabilities are committed without adequate funding available.
- Reading all leases and other documents to understand fully the covenants and obligations required to be performed on behalf of clients, including the management of breaches of covenant.
- Complying with Statutory provisions in relation to any proposed works or expenditure
- Managing enquiries from lessees and their Solicitors
- Managing insurance claims via brokers and/or loss adjusters
- Generate new business for the firm
Desired Knowledge:
- Previous experience in Property Management and building works
- Experience of managing a team of staff, workloads, and projects.
- Knowledge and understanding of Property Management, including leasehold and compliance.
- Ideally have qualifications or experience of relevant Landlord and Tenant Act, RICS and ARMA Guidelines and Regulations (basic/working)
- Experience in Major Works, Section 20 consultations, Fire Safety Works
- Able to read and understand Leases and other legal documents
- Building / Construction experience
- Professional qualifications would be an advantage
- Surveyor background could be an advantage
- Computer literate with an excellent understanding of the Microsoft Package.
