Our Client are looking for a Par-time Caretaker to join their team at a luxury residential site based in Croydon.
Working Monday to Friday, hours are 8am - 1pm.
Salary is £18,000 annually.
Duties include:
- Responsible for the day-to-day upkeep, cleanliness, and basic maintenance of the building and surrounding areas.
- Report back to the Property Manager on any issues, concerns, or maintenance needs identified on site.
- Carry out routine inspections of the building, communal areas, and outdoor spaces.
- Complete minor repairs, including fixing door handles, changing light bulbs, tightening fittings, and basic carpentry tasks.
- Report major repairs or safety issues to the Property Manager promptly.
- Monitor and maintain building systems such as lighting, fire doors, and ventilation (nontechnical checks).
- Ensure communal areas, entrances, corridors, bin stores, and surrounding grounds are kept clean and tidy.
- Manage waste and recycling processes, including ensuring bins are presented for collection and returned after.
- Remove litter, debris, and any hazards from the premises.
- Conduct regular Health & Safety checks, including fire alarm tests, emergency lighting tests, and hazard reporting.
- Ensure all work is completed in line with statutory requirements and health & safety regulations.
- Maintain accurate logs and inspection records.
- Provide a friendly and approachable on-site presence for residents.
- Assist with resident queries related to the building's maintenance or communal areas.
- Escalate any resident concerns to the Property Manager as needed.
- Give access to contractors and supervise works taking place in communal areas where necessary.
- Ensure contractors follow site rules and health & safety procedures.
- Provide updates to the Property Manager on progress and issues.
- Monitor the security of the building, including checking doors, gates, and communal access points.
- Respond to any security concerns or incidents and report them appropriately.
