- Description
Our Client are looking for an experienced Building Manager to work at a luxury residential development based in East London.
Working Monday to Friday, hours are 9am - 5pm.
Salary is £40,000 annually.
Duties include:
- Responsible for the proactive and seamless management of the communal areas of the buildings, car parks, landscaped areas and other facilities used by residents, workers and visitors to the estate / development.
- Ensure smooth estate management services for the day-to-running and maintenance of the property.
- Lead the team in providing a high quality, customer focussed estate management service.
- To ensure compliance with all relevant statutory regulations, legal and insurance requirements
- Provide day to day supervision, support and guidance to the estate management team including Senior Property Manager and handyman.
- Accountable for ensuring the highest standard of cleaning, security, building maintenance and other communal services provided by external service contractors that is expected from the leaseholders.
- Responsible for processing all buildings insurance claims as and when they arise.
- Overseeing the management of any communal facilities provided within the building for the use of the residents.
- Accountable for ensuring that the facilities are properly serviced, maintained and cleaned. Also to ensure that the use of the facility is properly staffed and appropriately regulated.
- Manage relationship with SKD.
- Ensure all contractors are able to successfully deliver the strategic goals of quality, customer care and value for money principles.
- Accountable for ensuring that resident communications are completed in line with the communication standard operating procedure and that all team members are adhering to this.
- Liaise with estate management team to produce quarterly newsletters, the content of which should cover current and upcoming works and general information regarding the development.
- Responsible for attending residents meetings, liaising with the Residents Association to produce an agenda in advance to cover current issues and concerns and producing detailed minutes.
- To be the escalation point for residents issues that cannot be dealt with by the management team and acting as appropriate.
- Ensure that the property management technology system is used wherever appropriate and that all staff are fully trained in how to use it.
- Maintain good working relationships with all other stakeholders who have a shared interest in ensuring high standards of living in the development.
- Responsible for monitoring accurate, robust and relevant service charge budgets in line with residential leases, ensuring timescales and deadlines are met.
- Responsible for providing input for the end of year budget reconciliation process, ensuring deadlines are met.
- Liaise with estate management team to produce quarterly management reports to include financial, operational and compliance updates.
- Work with the accounts team to produce quarterly reconciled budgets in order to ensure that spending remains within budget.
- Accountable for ensuring all health and safety incidents are reported and that any major issues, incidents or complaints are to be reported to management team as per the escalation procedure.
- Responsible for maintaining an accurate and up to date accident book in line with procedures.
- Responsible for dealing with and appropriately reporting to Management on all incidents including disputes between residents, staff, contractors, delivery personnel or any other visitors to the building, as well as any injuries, accidents or other incidents (as appropriate).
