Block Property Manager
We are currently working with a well-established residential managing agent looking to recruit an experienced Block Property Manager to oversee a portfolio of residential developments.
The successful candidate will be responsible for the full management of their portfolio, ensuring developments are maintained to a high standard while delivering a strong level of service to leaseholders, clients, and residents.
Key Responsibilities
Manage a portfolio of residential blocks, acting as the main point of contact for leaseholders, residents, and freeholders.
Arrange and conduct regular site inspections, ensuring buildings and communal areas are well maintained.
Instruct and manage contractors for reactive maintenance and planned works.
Oversee service charge budgets in collaboration with the accounts team and monitor expenditure.
Ensure compliance with relevant legislation including health and safety, fire risk assessments, and current property regulations.
Coordinate major works and planned maintenance projects where required.
Attend and lead AGMs, board meetings, and resident meetings.
Work closely with internal departments including accounts, compliance, and customer service teams.
Maintain accurate records and ensure all documentation relating to the portfolio is up to date.
Experience Required
Previous experience managing a residential block management portfolio.
Strong knowledge of service charge budgets and property management processes.
Good understanding of current legislation affecting residential property management.
Excellent communication and client management skills.
Organised, proactive, and able to manage a varied workload.
Desirable
IRPM / TPI qualification or working towards.
Experience managing larger or more complex developments.
