Our client is looking to appoint an experienced Property Manager to oversee a well-established residential portfolio across London and Hertfordshire.
This is a substantial, compliance-led portfolio with on-site staff across many developments and exposure to higher-risk buildings and complex schemes.
The Portfolio
Approximately 15 developments
Circa 1,300 units
Several sites with porters, caretakers and wardens
Higher Risk Buildings
This role would suit a Property Manager comfortable with scale, structure and accountability.
The Role
You will take full management responsibility for your portfolio, supported by established back-office and specialist teams.
Your responsibilities will include:
Managing blocks and estates in line with lease and service level agreements
Line managing on-site staff including caretakers and wardens
Setting and managing service charge budgets
Leading meetings with RMC Directors, Residents' Associations and Developers
Overseeing compliance, health and safety, and M&E requirements
Ensuring audit trails for site visits and formal meetings
Managing major works and Section 20 consultations
Applying the Building Safety Act in practice across higher-risk buildings
This is a hands-on role for someone confident managing complex sites and senior stakeholders.
What They Are Looking For
Proven experience as a Block or Estate Property Manager
Experience managing Higher Risk Buildings and complex developments
Strong working knowledge of the Building Safety Act
Experience overseeing cladding remediation programmes
Ability to manage and supervise on-site staff
Confident running meetings with Directors and Residents
Strong understanding of leases, service charge budgeting and Section 20
Full UK driving licence and access to a car
TPI qualification preferred, support available if not yet achieved
