About the Business

Our clients excellent Innovation Hub launched mid-2020 in a beautiful building created by highly accredited designers at a historic development. The hub comprises of 7 floors of flexible space catering for solo-preneurs, start ups and scale ups and larger corporates. Once full the operation will be supporting approximately 550-600 members with a café and roof terrace F&B operation. The hub is on track to achieve WELL building standard Platinum accreditation and is WIREDScore Platinum certified. In addition to coworking, dedicated desks and studios, the hub offers specialist rapid prototyping facilities, media suites, 150 pax events space and Deep Dive rooms as well as two leased floors (6600 sqft each).

Through our clients workspace and business support programmes, the innovation hub helps ambitious entrepreneurs and companies to grow - which in turn makes the local areas in which they are based, more vibrant and productive whilst creating plentiful new local jobs. Over the next few years, our client will expand to do this at scale, creating an impactful, positive social impact which also drives the commercial growth of the business.

The Role

Location: Based in Brighton, also managing West London sites and continuous expansion

Hours: 9 - 5:30pm, Monday to Friday Standard office hours with occasional but expected event attendance

Salary: £40,000 - £60,000 plus Bonus / Commission (£60,000 to £80,000 OTE)

We are seeking a Head of Commercial to join the team. This will initially focus on the Brighton space however, with large portfolio expansion in the pipeline, this role has the potential of growing a significant team beneath you.

This is a fantastic opportunity to join an exciting and high performing business where you will have the autonomy to build out the growth engine that will not only create success in Brighton, but become the blueprint for scale.

As the Head of Commercial, you will be responsible for ensuring that the building occupancy is maximized by building the strategy for office brokers / agents, direct outreach to local, regional and national businesses and the customer acquisition journey through the sales pipeline - from lead through to scaling members. The individual in this role must be comfortable driving the growth strategy forward through creation and execution.

Core Duties:

  • Accountable for sales and commercial strategy, managing a variety of sales activity to generate high occupancy rates, both from new sales and by maximising retention/upsell in existing customer base
  • Own and create the sales strategy, pricing, and membership schemes
  • Maximise revenue through other sources, including parking, external bookings for meeting rooms + event hire, storage
  • Implement sales journey from close to aftersales day 60
  • Ensuring all tours of the space are conducted in a professional yet personable manner with a high level of lead-to-tour-to-sale conversion rate
  • Teach, train and hold a team accountable to use of sales CRM software
  • Work closely with the on-site community team to ensure best service is delivered to all leads throughout the acquisition journey
  • Build relationships with commercial agents and flexible office brokers to incentivise and ensure the best leads are consistently sent to us
  • Accurately forecast to meet and exceed sales goals on a monthly cadence, including managing costs of sales budget
  • Monthly reporting for leadership team against performance, opportunities, drivers and flags
  • Identify member events to invite and drive external leads and enquiries
  • Represent the business at external events to promote our clients services, office space
  • Provide guidance and support for Growth Associate in our clients programmes side of the business

Desired Skills and Experience:

  • 5+ years experience within relevant sales fields, ideally, (but not essential) from a flexible office or commercial agent background
  • 2+ years of sales leadership, leading teams and driving success
  • Proven experience in creating and executing sales strategy within a scaling start up
  • Driven and entrepreneurial character who strives for excellence
  • A passion for innovation and business growth
  • A base network of potential new members in Brighton, Sussex and preferably the South East
