Our client is currently seeking an experienced Facilities Manager to work on a luxury residential development based in West London. As Facilities Manager, you'll be responsible for the management of services and processes that support the core needs of the block. You'll ensure that best practices are followed for maximum efficiency and that the most suitable working environment is attained for its customers and employees. You'll be involved in both strategic planning and day-to-day operations, particularly in relation to buildings and premises
Hours: Monday - Friday 8am to 5.30pm
Salary: £40,000 - £44,000 depending on experience
Core Responsibilties:
- Calculate and compare costs for required goods or services to achieve maximum value for money
- Manage and lead change to ensure minimum disruption to core activities
- Direct, coordinate and plan essential services such as reception, security, maintenance, mail, archiving, cleaning, waste disposal and recycling
- Ensure buildings meet health and safety requirements and that facilities comply with legislation
- Keep customers, contractors and colleagues safe
- Plan best allocation and utilisation of space, or re-organising of current premises
- Check that agreed work by staff or contractors has been completed satisfactorily and follow up on any deficiencies
- Use performance management techniques to monitor and demonstrate achievement of agreed service levels and to lead on improvement
- Respond appropriately to emergencies or urgent issues as they arise and deal with the consequence
- To be aware and responsible for access and routine management of all approved contractors, such as cleaners, gardeners, service engineers, and window cleaners.
- Window cleaning will take place on set dates and any access required to apartments must be arranged via the Concierge team.
- To check works carried out by such contractors on a regular basis.
- To report incidents of unsatisfactory work quality to your line manager.
- Carry out site inspections
- Follow the sites permit to work system
- To review contractors work
- To be in control of all plant rooms on site with regular checks and reporting any issues to EM and dealing with them
- Working alongside the EM in helping in dealing with building insurance claims and to help project manage works
Ideal Candidate:
- Great communication skills to deal with Residents face to face, and strong Excel skills.
- Previous FM compliance experience.
- IRPM qualified is a bonus, but not essential
