Rota: Monday - Friday, 8am - 4pm
Main Puropose of the Role:
To provide efficient and effective Painter and Handyperson support to the Development including ensuring the security and general maintenance of the buildings and communal areas are maintained in accordance with the required standards.
Reporting to Development Manager, liase with residents resolving property defaults communal area. Work with and supervise contractors work on site.
Main Responsibilities:
- Abide by all Health & Safety and Security procedures when at work. Observe safe working practices in carrying out the required duties and ensure that instructions specified by contractors and suppliers are adhered to.
- To clean and maintain electrical fittings, test lighting systems regularly replacing where necessary minor parts such as tubes, bulbs fuse starters and diffusers, in accordance with working practices.
- To arrange to clear blockages, remove foreign matter from sinks, toilets, drains, kitchen grease traps etc. And clean up spillages as required.
- To ensure that gullies, gutters, drains etc, are kept free from debris and that the development grounds are free of litter.
To undertake Handypersons duties as directed by the Development Manager or Assistant Development Manager as outlined below:
- Painting and Decorating - as required
- Joinery - first line maintenance of fixtures and fittings, examples: tightening screws on window hinges, maintenance on door handles, minor repairs as a temporary measure, vandalism etc.
- Plumbing - unblocking sinks, traps and waste pipes. Adjustment and replacement of washers for taps etc
- Leaks - Trace and identify leakages
- Internal Glazing - Remedial action in the event of damage, for example temporary boarding of broken windows
- To monitor stock levels of consumable items such as grit, hygiene, light bulbs/tubes and advise to replenishment of supplies in accordance with current procedures.
- * To maintain appropriate records including fire alarm testing, repair orders and carry out meter readings on the development
- To report emergencies in the case of faults with gas, electric and water supply to the Development Manager, or where not immediately available, to the Assistant Development Manager
- To supervise and monitor , when necessary, personnel visiting the site such as contractors
- To cover other staff members as necessary
- To organise and undertake a pre-planned preventative maintenance schedule.
- Stripping, resealing, washing of walls and cleaning of any communal furniture.
- To clean the internal face of external windows and other internal glass, in the communal areas, within the limitations of safe working practices.
- To comply with the requirements of Health and Safety, other legislation and Company policies in carrying out weekly fire alarm testing and other checks as required.
- Attendance to deal with out of hours emergencies on site as required
- To support and assist in light caretakers duties.
- To carry out and assist with monthly building inspections
- To carry out any other duties requested by the Development Manager or Assistant Development Manager
