Block Manager - North London | £45,000-£50,000 + Benefits
We're looking for an experienced Block Manager to take responsibility for a diverse residential portfolio, ensuring compliance with landlord and tenant legislation while delivering excellent service to clients and leaseholders. This is a hybrid role with a balance of site visits, client meetings, and remote working.
What You'll Do
Manage a portfolio of residential blocks in line with Landlord & Tenant law, ARMA-Q and RICS requirements.
Build strong relationships with clients, leaseholders, contractors, and stakeholders.
Prepare and monitor service charge budgets and expenditure, ensuring accuracy and compliance.
Oversee maintenance, Section 20 consultation, health & safety, and insurance requirements.
Carry out regular site inspections, reporting and following up on actions promptly.
Respond quickly to queries and ensure effective communication with all stakeholders.
Lead on resolving issues, including attendance at AGMs, client meetings, tribunals, and courts when required.
Manage and support an Assistant Block Manager and any on-site staff.
Ensure records, reports, and compliance documentation are maintained to a high standard.
What You'll Bring
Proven experience in residential block management with knowledge of leases, health & safety, and service charge compliance.
Strong understanding of ARMA-Q and RICS codes of practice.
Excellent organisation skills with the ability to manage competing priorities.
Confident communicator with strong client relationship and negotiation skills.
Ability to work independently, delegate effectively, and take initiative within defined authority.
Professional approach under pressure with a focus on delivering results and minimising complaints.
Relevant qualifications such as MIRPM or AssocRICS (desirable).
