Our client is seeking an experienced Maintenance Operative to work on a residential development based in SW London.
The successful candidate will be responsible for carrying out a wide range of general maintenance and repair tasks to ensure the development is kept to a high standard for residents day to day.
Salary: £36,000 per annum
Hours: Monday to Friday, 08.30am to 17.00pm
Duties:
- Perform basic plumbing, electrical, and carpentry repairs (e.g., fixing leaks, replacing lights, repairing doors).
- Carry out routine inspections and maintenance of communal areas, building systems, and fixtures.
- Ensure communal areas are clean, safe, and free of hazards.
- Test and maintain fire alarms, emergency lighting, and other safety systems.
- Follow health and safety regulations and report any risks or incidents.
- Respond promptly to residents' maintenance requests and emergency issues (e.g., leaks, power failures).
- Escalate complex problems to specialist contractors when necessary.
- Maintain cleanliness and order in shared spaces (entrances, hallways, gardens).
- Support seasonal tasks like snow removal or minor gardening.
- Log maintenance tasks and report major issues to property management/
- Liaise with contractors and assist with access for repairs or inspections.
Desirable
Trade qualification(s) or relevant certifications (e.g., City & Guilds, NVQ).
Experience working with block management companies or private residential developments.
Awareness of health & safety regulations, COSHH, and fire safety procedures.
Candidate Requirements:
- Strong problem-solving ability with a proactive and "can-do" attitude.
- Proven experience in a similar handyman, maintenance, or facilities role, ideally within a residential or block management setting.
- Practical skills in carpentry, plumbing, painting, and minor electrical work.
- Excellent communication and interpersonal skills; courteous and professional manner when dealing with residents.
