Description

We are seeking a Block Manager who is focused on providing strong customer service with the support of a large business. If you are motivated to enhance your skillset within block management and want to achieve further qualifications whilst managing a portfolio with the support of an Assistant this could be a fantastic opportunity for you.

Managing a portfolio across the M3/M4 corridor for a Freeholder which the business has an established relationship with.

The Role:

  • Manage a small portfolio of residential blocks, ensuring smooth day-to-day operations and top-notch service delivery.
  • Oversee statutory compliance processes, including Section 20 notices
  • Budget setting and presentation of year end accounts with the support of the back office team.
  • Effectively liaise with leaseholders, contractors, and stakeholders to resolve issues and maintain positive relationships.
  • To have an understanding of service charge budget setting and assisting service charge accountants with yearend accounts.
  • To be able to effectively manage reactive and preventative maintenance works.
  • To understand and ensure compliance across your portfolio for all aspects of health and safety.
  • To be able to effectively manage insurance renewals and claims
  • To be able to undertake regular inspections of developments.
  • To have experience in supervising of site staff and contractors.
  • To have a good understanding of Companies House requirements.
  • To have an understanding for property management and financial software
  • Provide support to senior management as needed, demonstrating a proactive and flexible approach.

The Person:

  • Previous experience in the block management sector is essential.
  • Strong knowledge of S20, AGM procedures and service charge budget setting.
  • Excellent organisational skills with the ability to prioritize tasks effectively.
  • Strong communication and interpersonal skills with a customer-focused approach.
  • A proactive mindset, ready to take on new challenges and learn from experiences.
  • Relevant qualifications such as TPI or RICS are advantageous but not essential.
  • Experience using Qube and Dwellant

The Package:

  • Competitive salary package up to £40,000 including a car allowance per annum £3,600.
