Job Description: We are seeking a dynamic and motivated Junior Block Manager to join our client's team. This role presents an exciting opportunity for an individual with a passion for property management to develop their career within a fast-paced and rewarding environment. The successful candidate will work closely with an experienced team to deliver first-class service to their clients and residents.
Key Responsibilities:
- Conduct regular site inspections to ensure properties are maintained to the highest standards and compliance with health and safety regulations.
- Assist in setting and managing service charge budgets, ensuring financial transparency and accountability.
- Coordinate and oversee Section 20 consultation processes for major works projects, liaising with contractors, residents, and stakeholders to ensure projects are completed on time and within budget.
- Provide support to senior management in the day-to-day management of residential developments, including handling resident queries and issues promptly and efficiently.
- Assist in the preparation of reports, correspondence, and documentation related to property management matters.
- Collaborate with internal teams, external contractors, and third-party service providers to deliver seamless property management services.
- Stay abreast of relevant legislation, regulations, and industry best practices to ensure compliance and continuous improvement in property management processes.
Requirements:
- Minimum of 2 years of experience in a Block Management / Assistant Block Management role, preferably experience with a prime/high-end portfolio.
- Strong understanding of block management principles, including service charge management, Section 20 consultation, and health and safety regulations.
- Excellent communication skills, both written and verbal, with the ability to interact confidently and professionally with clients, residents, and stakeholders.
- Proven ability to prioritise and manage multiple tasks effectively in a fast-paced environment, with exceptional attention to detail.
- Proficiency in Microsoft Office Suite and property management software.
- Relevant industry qualifications (e.g., IRPM, RICS) would be advantageous but not essential.
