Role and Responsibilities

· The use of personal mobile phones during working hours is not permitted. Please keep your personal phone on silent mode during working hours. Personal mobile phones and other similar electronic devices should only be used during your designated break period and are to be kept out of view of the residents.

· Food is not to be consumed in front of the residents. Please use the designated welfare room.

· All residents are to be greeted in a polite, professional, and friendly manner.

· The Building Operative should wear logo polo t-shirt and logo fleece with black work wear trousers and work boots.

Clothing such as trainers, denim, T-shirts, hoodies etc are not to be worn.

· Emails should be checked periodically throughout the period of your shift when you have some downtime. Please try to respond to your emails within 12 hours.

· Where possible, Building Operative to ensure that all contractors register in with them when arriving to site.

· Report any repairs they see to the Estate Manager, if unable to fix it themselves.

· Attend to bulb changes where necessary, if safe to do so. Adjust and oil door hinges on the communal fire doors.

· Assist residents and contractors with the following:

 If safe to do so and in line with the companies Manual Handling Policy, to provide assistance for residents who are moving in and/or who are struggling with heavy luggage or shopping.

 Issuing contractors with keys, fobs, and access codes when they arrive to site, and ensuring that they are safely returned before they leave.

 Showing contractors around site who are not familiar with the development when necessary.

 Arranging parking permits or parking exemptions for contractors

· If the Building Operative should come across an issue they are not sure how to deal with - please do not tell the residents that you cannot help, try to help find a solution. (If you are unable to assist, please refer them to the Estate Manager).

· Undertake weekly and monthly flick testing of the AOV and Fire Alarm Panel, weekly flushing of infrequently used taps, weekly lift-line testing and quarterly fire door testing. Fire Safety data to be logged onto I-Auditor software held on site.

· Assist with light gardening, including leaf blowing, weeding, watering of plants as necessary.

· Assist with litter picking, graffiti removal and removing any pet foul.

· Report any fire alarm panels, emergency lighting, dry risers and/or smoke detection systems which are found beeping or faulty if unable to re-set yourself.

· If made aware that a resident is continually storing items in the communal areas, they must report the address to the Estate Manager.

· Ensure that no bicycles are brought into the building. Residents to be reminded that they must use the cycle store located inside the car park.

· Inform Estate Manager if residents are using/storing any heat generating devices within the communal grounds, terraces, balconies, and gardens such as barbeques or other potentially flammable appliances.

· Undertake basic touch-up of scuffed walls/light decorating.

· If criminal activity occurs, the Building Operative must report incident to the Police and obtain a crime reference number. The incident should be immediately reported to Estate Manager.

· Each month, please obtain the meter reads for all communal Electricity and Gas meters.

· When there has been a spillage or incident, the Building

Operative to immediately direct the cleaners to attend to it.

· Throughout the year and in line with the events calendar, the Building Operative may be asked to decorate the communal lobby in Kensington House and/or another area.

· Utilise the bin-tug to bring the bins to street level ready for collection, ensuring that no bin stores are missed.

· Arrange removal of missed waste collections with the local council and arrange a private collection of bulky items (where the origin of the owner is not known) with a private contractor.

· Jet wash the pathways, roads and bin stores once a week.

· Any other task that is reasonably required as instructed by line manager.
