We are seeking an experience Block Manager with fantastic customer service skills and a strong understanding of Landlord and tenant.
Portfolio: This is to manage a portfolio of mixture trustees (RMC and Freehold) there is 10 sites. Within time, the role will take management of staff within the block function of the business.
Role: The Senior Block Management position will undertake the day-to-day management of designated client's properties/portfolios reporting to the Partner on an ongoing basis.
The core objective is to provide a first-rate management service meeting all legislative and statutory controls, best practice guidance and company policy and procedures. As part of a prestigious multi-discipline business the role requires you to take complete accountability for all service deliverables, working with others across the business who are responsible for delivering these and continually ensuring we are providing the best possible service for our clients and customers.
In addition to standard block management practices, this Client has a strong passion for social and environmental sustainability practices. A good understanding and enthusiasm for this subject area is essential to meet the vision for the residential management team.
Key Responsibilities:
- Responsible for the day-to-day monitoring and control of all aspects of health and safety and ensuring continued compliance with legislation, best practice, and company procedures
- Manage the preparation of detailed annual budget and final accounts with associated descriptive customer friendly notes
- Monitor, control and review the monthly and quarterly expenditure against the budget
- Consult with Client Accounts on service charge income and expenditure
- Authorise all invoices received for payment being satisfied that the works or supply represented by the invoice has been properly incurred and satisfactorily completed or delivered.
- To ensure that all insurance claims are properly made, estimates obtained for work and to monitor the processing of such claims through the underwriters.
- Manage all on site and client staff for whom the senior property manager acts as line manager and to supervise key functions of all Property Managers and Assistant Property Managers and other support staff working under the senior property manager
- Develop employees, fostering an environment of learning, continuous improvement, and performance optimisation
- Ensure the effective planning and management of all maintenance and repair work and monitor and control all regular maintenance contracts including appropriate insurances
- Ensure the regular inspection of all managed buildings and the maintenance of notes concerning those inspections and records and information on health and safety matters.
- Liaise with tenants, lessees and residents associations as and when required and to attend meetings
- Deal with problems by providing creative and practical solutions
Minimum Requirements
- Excellent communication and customer service skills
- Must have 5 years experience
- Strong knowledge of residential property management, H&S, statute and RICS/ARMA
Desirable Requirements
- Industry related qualifications such as AIRPM / MIRPM/ RICS / IOSH
Salary Range & Benefits
This position is offering a salary of £55,000 based on experience.
