Our client is currently looking for a Building Manager to lead the team at a Luxury Residential Building in East London.
Working Hours: 9am - 5pm
Location: East London
Salary: £40,000 per annum
The Building Manager is responsible and accountable for the efficient management of the on-site operation and resources. This role is essential in driving up exceptional levels of customer service. The job holder will be passionate about service delivery and ensure all activity is focused on adding value to the customer experience. Responsible and accountable for ensuring all Health and Safety Compliance processes and procedures are implemented in line with Company Policy.
Duties:
- Ensuring the development is walked and visually inspected daily and to take responsibility for the presentation, cleanliness and safety of all the public areas.
- Ensuring the development is formally inspected and reported on utilizing site inspection software.
- Daily / Weekly feedback discussion on site issues with the Property Services Manager
- Complete summary expenditure forms.
- Management and development of site staff in the site-based team, ensuring that they are recruited, motivated and trained to achieve the necessary levels of skills and that they operate to the appropriate service standards and procedures.
- Arranging rosters/holiday cover for the cleaning team an in conjunction with Property Services Manager.
- Delegate responsibility for non-urgent/specific tasks to site cleaner.
- On site training and induction for new staff.
- Ensure relevant and appropriate equipment is available for use, is maintained and replaced as necessary in conjunction with The Facilities Manager.
- Carry out regular inspections on the performance of the cleaning staff.
- Maintain an accurate schedule for the team to follow to ensure all tasks are carried out.
- To ensure the building frontage and all communal areas are kept clean and tidy.
- Ensure the office area is to a presentable standard.
- Appointment of contractors where original contractors were inappropriate, or contracts are due to be re-tendered.
- Supervision with specific reference to quality control and cost control.
- Be aware and responsible for all visitors and contractors on site.
- Report any faults to the access/fire/CCTV systems to the appropriate contractors.
- Report any health & safety, communal/building defect from building inspections.
- Report any damage to the building, or damage to residents' possessions in public areas.
- To be fully conversant with all the site manuals and operating procedures.
- To identify any specific training issues that may be required from the manuals and liaise with the Property Services Manager.
- To be aware of approved company policy in relation to lift emergencies, specifically the release of trapped passengers.
- To ensure that you know all the operating procedures for all technical/IT systems on the site.
- Actively seek out all communal light timers and ensure timer programs are set to save electricity.
- To review daily, any residents notice board, other communal areas ensuring all signage and notices are appropriate.
- Responsible for ensuring efficient and suitable communication is maintained with the Resident Management Company Directors, Leaseholders & Tenants and external authorities.
- Dealing efficiently with all clients, Leaseholder and Tenants enquiries concerning all aspects of the management of the development.
- To assess, review and communicate with the Property Services Manager all relevant day to day or non-regular items relating to the management of the site.
- To seek guidance and support from Property Services Manager in terms of contractor default and breech of lease.
- In conjunction with the Property Services Manager, ensuring that appropriate systems and procedures are put in place, properly monitored and managed for ensuring that all assets are fully compliant in terms of building services and other Statutory testing.
- To advise of any item or matter which may affect the management of the development, with specific reference to insurable incidents, disclaimer or damage or loss suffered by a resident or a bona fide visitor to site.
- Work with the Property Services Manager to assess Health and Safety Plans, Risk Assessments, Method Statements, Safety Policies and all other relevant documents from those contracted to undertake work on site.
- Work closely with the Associate Director and Property Services Manager to ensure consistency of practice and standards.
- To contribute (and if required attend) to Client reporting /meetings on performance and other issues in line with the KPI's and format agreed with the Client.
- To maintain full compliance with the company Health and Safety Policy.
- Follow company procedure and guidelines for Health & Safety regarding compliance.
- Always ensure a safe working environment.
- Report any breaches of H&S to Line Management.
- Report all accidents and near misses in accordance with the policy.
- Ensure that any actions identified through Health and Safety Audits are carried out and reported back to head office.
- Ensure that yourself and all Cleaning/ Caretaking staff have the required PPE to carry out their duties safely.
- Provide health and safety training.
- Ensure that all tasks that are carried out have the relevant risk assessment and report any issues to the Property Services Manager.
- Ensure that all health and safety checks are being carried out.
Requirements:
- IOSH Managing Safely qualification - Mandatory to be completed within 6 months of being in the role if not currently obtained.
- Understand IT procedures.
- Staff Management experience.
- Experience in Health and Safety Compliance.
