RESPONSIBLE FOR:
Building maintenance and security

HOURS & SALARY: 46.5hours per week at £12 per hour (8.30am - 6pm Monday to Friday & 8.30am to 12.30pm Saturdays) (There may be some flexibility available in hours, for example the possibility of working a half day mid-week but the caretaker will be required to work most Saturday mornings)

MAIN PURPOSE OF THE JOB:
To provide general caretaking and maintenance support for the building. This includes assisting the Company to fulfil its responsibilities to protect the health and safety of leaseholder and residents, contractors working for the Company and visitors to the building; and provide services as set out in a work schedule determined from time to time by the Company to help ensure the building is maintained in good order. To ensure that maintenance duties/repairs are carried out in a timely manner.

MAIN DUTIES & RESPONSIBILITIES:
1. Maintaining building services in a safe and satisfactory condition for the safety of visitors and residents. Carrying out various fire safety checks
2. Inspection of all riser cupboards and all electrical and plant and other rooms
3. Carry out and record scheduled water checks on a weekly and monthly basis
4. Check daily the proper functioning of all lifts
5. Check daily that the CCTV system and Entry Phone System are working as they should, as well as the car park gate
6. Check the building for litter and remove any waste items
7. Carry out daily cleaning of the reception areas
8. Make temporary minor repairs to fixtures and fittings as required; Remove unsightly marks on internal walls and carry out very minor re-decoration and touching up of internal walls
9. Keeping the gardens and grounds clean and tidy. Sweep the internal courtyard to remove garden debris; and when necessary water the garden beds; unblocking of waste pipes and drains; pressure wash courtyard paving
10. Receive parcels and deliveries

Essential
1. Appropriate level of literacy and numeracy, to meet the requirement of the description
2. Appropriate level of IT and keyboard skills, to work with a PC/ laptop and smart phone
3. Experience working caretaking/maintenance or similar customer services environment
4. The understanding of manual handling of goods
5. Ability to proactively resolve problems and use own initiative

Desirable
1. Some experience of working in building, electrical or maintenance industry
2. Guiding and assisting less experienced work colleagues
3. Understanding of corporate equality standards and diversity issues
