Job Title : Commercial and Estate Manager
Department : Property Management
Location: EC1 - Central London
Salary: £50,000 to £60,000 Plus Bonus
Working Days: Monday to Friday - Occasional weekend work may be required, no more than once per month
Working Hours: 8:30am to 5:30pm

They are currently seeking a Commercial Property and Estate Manager to join the team at a luxurious new development in central London.
Purpose of the role
Working in liaison with surveyors and operational staff to manage and take responsibility for the operations, budget and Mobilisation of the estate and commercial areas. Driving operational efficiencies, implementing specific processes and procedures as required to drive consistency and performance of Operational delivery on all sites and working as a key member of the Site Operations team. This role is the lead on all Estate Wide contracts and Commercial/Retail tenancies.
This role includes procurement coordination for shared hard and soft service lines, hard service line technical support, contractor management support (soft services), in-house security team management, health and safety advisory, national facilities manager control, environmental policy management, placemaking and community outreach.
Relationships
(a) Reports to Estate Director/General Manager
(b) Other Relationships:
(i) Day-to-day day liaison with the Facilities Manager, Residential Services Manager, Security teams, housekeeping team, and client contact.
(ii) Day-to-day day liaison with Surveying, RFM, and operational support staff nationwide
(iii) HR staff to support the management of in-house staff, training, and Induction of new staff
(iv) Commercial and retail tenants - on behalf of the landlord and Savills management.
(v) Client liaison for all estate and commercial service charge queries
Main Duties
Duties will include the full range of management services for the estate (public realm) and the commercial lead for the development.
- Provision of budgets, financial reports and year end accounting services.
- Supervision of client site staff: Security team and Housekeeping
- Landlord and Tenant Act advice.
- Supervision of maintenance contracts with particular emphasis on value for money.
- Attendance at client meetings and regular formal and informal client liaison and reporting.
- Contracts for (but limited to): Soft services and Event management
- Overall responsibility for all client-based service provisions on the portfolio in accordance
Commercial Duties:
One of your primary functions will be the main point of contact for tenants and contractors in the management of maintenance issues, ensuring all issues are resolved in a timely manner while working with the Facilities Team. You will also maintain a positive, productive relationship with tenants and ensure service charge demands are paid on time. Additionally, you will maintain oversight in the accounts relating to the property management of the occupiers. This includes one-to-one meetings with all commercial tenants on a monthly basis.
Other Duties
- Develop & maintain close relationships with other Savills Employees as required.
- To engage in any other activities requested by the Site Surveyor, Operations Manager, Contracts Manager which is deemed to be a reasonable request.
- Ensure that the Operational Reporting System report is up to date and complete at all times.
- Evaluate existing contractual relationships, and ensure that the tenants are receiving best value.
- Create and maintain an effective working relationship with existing suppliers.
Promotions/ Public Relations Duties
- Promote the development of good relations and partnerships with various authorities and local agencies as required from time to time during mobilisation process.
