This business is a well established Block Management company who have retained us to find a new position due to growth of the business.
We are seeking an experience Block Manager, IRPM qualified with fantastic customer service skills and a strong understanding of Landlord and tenant.
Portfolio: An exisiting portfolio working with the previous Block Manager, who remains in the business working on a new portfolio. All within walking distance of the office.
Key Responsibilities:
- Conducting property inspections and report on your findings.
- Ensuring timely completion of works
- Provide a high level of service and communication with all customers, including your clients, leaseholders, tenants, and contractors
- Request quotes for works and appoint contractors in conjunction with the client. Process the Works Order and ensure the work is completed on time, to budget and to a quality standard
- Authorise and process contractors' invoices
- Work with the Client Accounts team to prepare the annual service charge budgets and CAPEX plans for your clients in a timely manner
- Notify Client Accounts of any changes to billing arrangements, increases to fees or charges
- Produce management and financial reports in advance of the client meetings you attend
- Organise AGMs for clients in your portfolio
- Review Health and Safety reports for the properties in your portfolio
- Ensure compliance across the portfolio
- All forms of Tenant/Landlord communication
Minimum Requirements
- Excellent communication and customer service skills
Desirable Requirements
- Industry related qualifications such as AIRPM / MIRPM/ RICS / IOSH
Salary Range & Benefits
This position is offering a salary of between £40,000K - £45,000K depending on experience.
