Our client is looking for an Assistant Development Manager to work at a Luxury Residential Development in West London.
Duties:
- To support the Development Manager in all operational aspects of the site.
- Carrying out building checks and Property Inspections.
- Covering breaks and assisting Concierge staff with processing and storage of parcels and keys.
- Compile staff roster, assist the Development Manager in dealing with any issues.
- Record the details and report any issues from the commercial units to the Development Manager & Senior Property Manager.
- Deal with any minor breaches of the lease and estate regulations directly with residents and report major breaches to the Senior Property Manager.
- Respond to Solicitors and lessee's enquiries regarding assignments and licenses.
- Deal with contractor signing in and out sheets and issue of permits to work in conjunction with the Wates onsite engineer.
- Calculate staff monthly overtime for approval by the Development Manager.
- Report any potential insurance claims to the Development & Senior Property Managers' and recording accordingly on the monthly tracker.
- Assist with processing claims and obtaining quotes where necessary.
- Ensure water, gas and electricity meter readings are recorded monthly.
- Monitor fobs ensuring a stock is available and appropriate fee is collected from residents through the service charge bank account.
- Order stationary and other consumables as required on the development.
- Arrange gym inductions with Motiv8 and communicate these onwards.
- Assist with Fire alarm testing procedures.
- Managing all operational aspects of the development.
- Providing a secure and safe environment for the residents and staff at the development.
- Developing and maintaining service orientated culture amongst the staff and contracted service providers.
- Supporting the development of activities to enhance the lifestyle of residents based around the communal facilities.
- Managing and supervise the in-house staff and oversee the work of the in house operations teams and external contractors.
- Ensuring the development is maintained to the standard commensurate with the client's portfolio status and value .
- Ensuring compliance with the Health and Safety Policy for managed estates.
- Any other reasonable duties as may be necessary for the running of the site.
Personal Specification:
- Confident at dealing with residents, contractors and other visitors to the Development.
- Excellent verbal & written communication.
- Highly organised.
- Proactive.
- Ability to use own initiative to solve problems.
- Polite and friendly attitude.
- Good working knowledge of Microsoft Office.
