Temporary Caretaker required in Hayes

We are looking for an experienced temporary Caretaker to cover sickness and annula leave, when required, in Hayes

Hours: 0800 - 1700

Rate of pay: £10

Duties include:

• Ensuring all internal and external communal areas within the development are fully presentable, serviced and properly cleaned and maintained.
• The monitoring and supervision of any authorised contractors instructed to carry out works on and around the Development, including loggingall activity.
• Monthly review of contractor invoices along with DevelopmentManager, ensuring that these are in line with the set development budget.
• Patrol all blocks twice per day to highlight any maintenance issues or lessee violations. Regular inspection and audit of all communal areas of the development, keeping detailed and accurate records. To include prompt rectification of cleaning and maintenance issues arising or escalation of serious areas of concern to the development or property manager.
• Completion of monthly site inspection reports maintaining the appropriate records.
• Effective liaison with residents addressing queries and concerns in an effective and timely manner. Respond to any telephone messages from residents or contractors in a politemanner.
• Ensure that keys are securely retained within the site office.The movement of all keys is to be recorded and signed for.
• Ensure that parcels, letters and other items received aresecurely stored. The movement of all parcels is to be recorded and signed for.
• Undertake any routine general repairs / refit door locks / bulb replacementand ensure that all tools and equipment is maintained and annually PAT tested
• To ensure refuse bins are in the correct locations. Move refuse bins in line for regularcollections and returned to designated areas.Bins and bin rooms to be jet washed fortnightly.
