- Description
Our client is currently seeking a part-time caretaker for a luxury residential building near East London.
Duties:
- Attendance to deal with out of hours emergencies on site is required as is flexibility towards the site. Such out of hour's attendance to command additional pay at the discretion of the Development Manager.
- To attend training courses that the Development Manager deems necessary to support you in the workplace.
- The carry out communal gardening duties throughout the year which includes, blowing leaves, weeding, cutting grass, watering, pruning, edging and mulching flower beds and planting in accordance with the correct seasons.
- To keep the main road and paths accessible and to manage to the best of your ability any snow and ice by distributing rock salt in accordance with the weather.
- A Company uniform will be provided, which should be worn at all times. Ensure that any other site staff/contractors are suitably attired and that personal protective clothing is worn where required.
- At the start of each day, to walk around the development to check for any obvious problems that may require attention and take appropriate action to resolve problems that are found. Any loose litter/debris/leaves are to be swept up, collected and disposed off.
- Site security.
- All unknown visitors are to be politely challenged, asked whom they are visiting, and given appropriate directions.
- The Caretaker should use his/her best judgement at all times with regard to allowing visitor access and maintaining resident confidentiality.
- Ensure that parcels, letters and other items are only received for a resident if the resident has completed a signed FirstPort disclaimer form.
- To check all internal and external development lighting on a weekly basis and arrange appropriate repairs where necessary. To keep a log of all inspections.
- To be familiar with and to check all estate plant, mechanical, emergency and other systems on a weekly basis and arrange appropriate repairs where necessary. To keep a log of all inspections and tests.
- Ensure that the domestic refuse bins are organised for collection on the appropriate days and in making sure the bin store remains manageable and clear.
- Remove residents rubbish bags as and when from their front doors by transferring them to the bin store and advise residents of the correct procedure when it comes to disposing personal bulk items.
- To be pro-active and encourage residents/visitors to park correctly in accordance with the parking allocation on site whilst making sure emergency services access is readily available at all times.
- Record landlords utility meter readings and emergency lights test on a monthly basis and relay to Management.
- To carry out weekly Fire Alarm test.
- Liaise with and allow access to contractors and utility companies working on site as required.
- Report all items of maintenance and all items of leasehold breaches to the Development Manager.
- The caretaker will be responsible for the day-to-day maintenance and upkeep of the internal and external communal areas, briefly comprising:
Externally
- Sweep all hard surfaces including paths and driveways within the development on a regular basis.
- Ensure all gullies and drains are kept clear which are accessible without compromising Health & Safety guidelines.
- Litter picking.
- Clean the gates, and any other communal development furniture such as benches.
- To make sure steps are safe and free from mould, leaves or tree debris.
- To clean and maintain fountain.
Internally
- Sweep, mop and vacuum where appropriate all communal floor areas to include lobbies and porches.
- Dust or polish all internal furniture's, ledges pictures etc.
- Clean all internal glass surfaces and external glass surfaces to the lobby doors where applicable. Clean all mirrors and any other communal furniture.
- Ensure cellars and service cupboards are secure and no items are stored in these areas at any time
- Keep the office and welfare facilities, including the Toilet clean and tidy at all times.
- Keep a diary of duties undertaken each day, recording any problems that may arise.
- To ensure that all tools and equipment are maintained in a safe and clean condition.
- In conjunction with the on-site FirstPort Management, to help train and supervise any staff that may become employed on site.
- Respond to any telephone calls or messages from residents or contractors in a polite manner and respond to any reasonable requests from residents.
- Undertake any additional tasks requested from time to time by the line manager.
Requirements:
- Clean UK driving license
- Relevant caretaker experience
