My Client is seeking an experienced Property Manager to join the team at a leading Development, Investment and Asset Management company with an ever-growing property portfolio consisting of retail, office and residential properties. The Property Manager will be based in their fast paced London office and will manage properties straddling across both Investment and Development Portfolios.
Independent travel for site attendance will be required within the role.
Main duties include:
- Issuing and collection of rental and service charge arrears.
- Instructing and managing cases sent to debt collection.
- Preparation, managing and administering service charge budgets including reviewing expenditure, creation of new budgets, liaising with external service charge accountants and updating in house systems.
- Processing payments to all service charge suppliers.
- Approval of landlord payments specific to property management works.
- Assisting in year end reconciliations.
- Working alongside appointed insurance brokers to lead the annual insurance renewal.
- Handling any insurance claims on behalf of tenant and landlord claims.
- Ensuring tenants have complied with insurance risk requirements and completion of landlord risks.
- Point of contact for maintenance issues, obtaining best priced quotations and recommendations to the Board.
- Building relationships with contactors and tenants.
- Ensuring H&S compliance and statutory legislation.
- Review of utility accounts including submissions of monthly meter readings.
- Weekly reporting to the Board.
- Assisting investment and development teams with sales and disposals.
- Liaison with lawyers and external property managers.
- Updating Re-Leased software and maintaining systems.
The person requirements:
- Ability to work in a fast paced team environment.
- Ability to work independently.
- A minimum of 2 years Property Management experience.
- Good knowledge of Microsoft packages and creating reports via Excel.
- Previous use of Re-Leased or similar property management systems.
- Ability to read and extract lease information.
- Positive "can-do" attitude.
