Our client, Frameworks, are looking for an ambitious individual to join their team, helping to oversee the general operation of Frameworks' growing portfolio of workspaces. The role will be varied and extremely hands-on from the get-go, but it will also offer the right person an opportunity to grow with Frameworks, eventually leading them to a senior position in a disruptive and segment-defining real estate company.

Frameworks is a relatively new entrant into the rapidly expanding world of flexible workspace. Having opened their first site in Shoreditch in late 2017, they have since opened seven further spaces all across London (including three new sites in 2021 alone). Their list of members is eclectic and wide-ranging; from VC backed start-ups and political parties, to global consultancies and blockchain consultants.

Frameworks was born out of the realisation that nobody provided good quality workspace at an affordable price. Their unique business model unlocks the solution. They now need to build a world-class team to help Frameworks become the go-to provider of affordable office space in the UK and beyond.

Who You Are:

  • You're ambitious, gritty, and you have 2-5 years operations experience within workspace/serviced offices/coworking.
  • You are willing to carve out an independent role for yourself in a rapidly growing small company. The team is small, so you will be expected to use your initiative, generate your own workflow and be an active problem solver.
  • You're exceptionally organised - big workspaces are complex, and the systems to keep them ticking along can be messy. We need your skills of organisation to provide clarity, direction and keep everything running faultlessly.
  • You have great people skills; you must be equally at home negotiating with contractors, chatting to CEOs, grabbing a drink with junior employees or providing an update to their Chairman.
  • You don't mind getting your hands dirty. As it stands they're small, which means that for the time being they will occasionally have to muck in and do things themselves (you will too.)

Role and Responsibilities:

As an Operations Manager at Frameworks, you will help to oversee the day-to-day running of all Frameworks workspaces. You are effectively responsible for their members' end-to-end experience in the Frameworks space.

As our Head of Operations is away on Maternity leave from January 2022, you will also be required to step up and take the control of the Operations function in her absence - a fantastic opportunity to prove yourself as a function Head.

The role can be broken down into two parts: Managing The Spaces and Looking After Customers.

Managing the Space:

  • Process improvement - ensuring that all processes are as smooth and cost effective as possible; this could include suppliers, contractors, equipment, and communications, or anything else you can think of. You must be active in generating new ideas for how they can run their spaces better.
  • Liaise and build strong relationships with the building management teams across all spaces.
  • Deal with health and safety regulations in the space.
  • Carry out regular site visits to all of their spaces to ensure quality control.
  • Dealing with emergencies professionally and effectively (power failures/fires/plumbing problems/break-ins).
  • Manage all repairs, upgrades and maintenance of the spaces, occasionally doing odd bits yourself.
  • Working closely with the Project Manager to ensure smooth handover of spaces post-fitout, getting them ready for customer move-ins.

Looking After Customers:

  • Account management - as an Operations Manager it is crucial that you are able to build relationships with the senior staff at their members companies.
  • Gather general members feedback and action it - this is key to customer satisfaction and therefore retention. You will have free reign to try new ideas and products that you think members would appreciate.
  • Client onboarding - work with your Office Managers to ensure that companies joining Frameworks have a seamless move-in experience, including gathering members details, distribution of welcome packs, employee orientation, organising fobs/access.
  • Deal effectively with complaints/queries/requests from members.
