Design & Build - Fit Out

Our client, Frameworks, is looking for a creative, diligent and experienced Project Manager to join their team in London. Their new Project Manager will be responsible for transforming new sites into clean, modern and high-functioning Frameworks workspaces; working closely with the founders to refine the design then coordinating and overseeing all build works. The scope of the role is vast, but the opportunities are even greater - as Frameworks scales there is a clear path to become Head of Projects, with complete autonomy over the Frameworks fit out process, delivering the best value design-led fit outs in the industry.

Specification

Frameworks' competitive edge is derived from their affordability - because they deliver all of their fit outs in-house and without the use of Design & Build, they provide high quality workspace at a fraction of the cost of their competitors. Their new Project Manager needs to work out how to scale this - how to deliver huge amounts of fantastic looking workspace at exceptionally low cost. This will entail:

Project Management:

  • Designing spaces and layouts for new buildings - both for their Serviced Product, and for specific clients looking for Managed Workspace.
  • Costing up prospective sites and carrying out due diligence.
  • Managing the fitout end-to-end, dealing directly with contractors, with tough negotiation to drive cost efficiencies wherever possible.
  • Dealing directly with their clients when necessary, bending over backwards to deliver the perfect product within budget.

Product Development:

  • Developing Frameworks' look and feel - constantly thinking of new ways to improve the Frameworks product at an extremely low cost.
  • Coming up with innovations and new ideas for their spaces - you might have custom furniture built, try new materials or experiment with different designs in their sites.
  • Building out a curated list of contractors and suppliers they use, as well as the various types of flooring, kitchens, lights, furniture, partitions that they can roll out to all their sites.
  • Developing the Frameworks Fit out Blueprint- an incredibly detailed structure that maps out their fit out process, costing and timelines that can be applied to any future project.

Requirements

  • Circa 3-5 years experience delivering design-led workspace fit outs (at a D&B firm, workspace operator or similar).
  • You have real creative flare and a genuine interest in workspace design - you would relish the opportunity to build upon Frameworks' look and feel, coming up with new ideas for how they can differentiate their spaces and innovate in their fit outs.
  • You are meticulous when it comes to detail, both in terms of the specifics of the fit out and in terms of budget management for your projects.
  • You have extensive experience dealing directly with a wide range of different types of contractor, managing the minutiae of a project as well as the top level.
  • You are not afraid to get your hands dirty to get a project over the line - Frameworks are a small team and scaling quickly, so there's not always someone at the end of a phone to do things for you.
