- Description
PMR are seeking a Community Curator for our client Node, an established global CoLiving proivder, for their Dublin development.
SALES / LEASING
- Assist Node team in Leasing apartments by posting ads, responding to inquiries, showing apartments to prospective tenants, assist tenants with application and gathering documents for management approval
- Work with Node corporate HQ team and brokers (if relevant) to provide listings on various real estate listing services, Facebook groups, magazines and other media outlets
- Source and maintain business relationships with relocation companies
- Handle daily leasing inquiries using Yardi CRM; respond promptly within 2 business hours to inquiries from potential residents and complete the periodic follow ups
- Handle leasing inquiries from other sources such as face to face, telephone or email
- Work with the Node corporate HQ to achieve leasing goals, report leasing progress vs. targets, promptly provide leasing status to the Operations Manager every Tuesday
- Perform viewings with potential residents, giving them tours of the properties and facilities discussing and understanding their needs, send potential residents the application link
- Work with Node corporate HQ to help screen applicants and co-ordinate lease sign up
- Coordinate meetings (in person, via phone or virtually) between current residents and applicants applying to move into their apartment so they can get to know each other in advance
- Maintain a list of prospective tenants for our Node email distribution list
- Upload tenants documents to the Yardi system when necessary
- Ensure paper-based lease agreements are signed and countersigned, scanned and uploaded onto Yardi and properly/securely archived
- Work with anticipation in order to maximize renewal rates
- Conduct mystery shopping inquiries of competitors to find out about new approaches and/or best practices
PROPERTY MANAGEMENT
- Liaise with residents (via the Node/Rise app) to ensure any maintenance issues are resolved timely, initial follow up must be within 24 hours
- Perform monthly meter utility readings on the 1st of each month
- Ensure Wi-Fi is operating in the building and liaise with internet providers for issues timely
- Maintain a good working relationship with Node's local contractors to ensure the buildings are well-maintained and repair issues are dealt with quickly and professionally
- Oversee the regular general cleaning of the residential block
- Perform check-in/check-out inspections on the Yardi inspections app and be present for move-in/move-outs
- Conduct regular visual inspections of the property (common areas, hallways, entrance, stairs, etc.) to proactively look for areas of improvement and/or repairs needed.
- Conduct semi-annual inspections of each individual unit to assess if they are being well kept by our residents and find out if any repairs are required.
- Make the first friendly contact with our residents when the Accounts Team informs they are behind with their rent payments.
- Set up residents on the Butterfly entry system (or equivalent) and Rise app and encourage them to join the local Facebook group
- Ensure Building Systems (Fire, Safety etc.) are operational and receive proper testing on regular basis to comply with regulation and recommended testing from the providers
- Ensure elevator systems tested per contract and reporting any issues
- Monitor CCTV / security and record incidents as required
- Observe and promote best Health & Safety practices in the building
- Notifying Operations Manager whenever offsite during normal working hours or if going to be uncontactable in case of emergency or urgent matters out of hours
- Assist with the renewal of maintenance contracts (maintenance, network, boilers, elevators, etc.) and sourcing of new contractors
COMMUNITY CURATOR
- Connect with local independent businesses and venues
- Work on establishing preferential rates / exclusive offers for residents
- Source products from local businesses wherever possible
- Connect with local charities where residents can get involved and volunteer periodically
- Organize frequent social events to bring all tenants together
SOCIAL MEDIA
- Produce content for social media. For Instagram this will involve taking at least 2-3 high quality photos of the area/residents per week (restaurants, bars, coffee shops and social events), as well as creating regular Instagram stories
- Manage the local Facebook group/Node Rise app, post events and information for residents
WELCOME RESIDENTS
- Prepare Welcome Pack to include house rules for communal areas, local map featuring places of interest and local amenities and a summary of local partners and discounts
- On the day that new tenants move in: Have a Welcome Basket ready in the apartment comprising local or locally sourced products, i.e. Cupcakes from local bakery, plant from the farmers market
- Visit to show them all features of the apartment and talk them through the Welcome Pack
- Provide the new residents with a copy of their move in inspection (paper based or ideally soft copy), ask them to sign acknowledging and upload the document onto Yardi
- Offer to walk new residents around the neighborhood and introduce them to local businesses at a mutually convenient time
- Assist residents with any queries they may have
- Once the resident has moved in, register their tenancy with the RTB
