Description

PMR are seeking an experienced and personable Yard Coordinator for a new residential development. The primary objective of the Yard Coordinator is to ensure the smooth running of day to day operations at the service yard, providing a great customer service to the community and its residents.


Responsibilities:

* Coordination of the Service Yard operations
* Ensure traffic is managed and controlled within the Service Yard.
* Ensure all internal and external communal areas of the development are kept clear, safe, clean, and free of litter.
* To perform a general overseeing role, in areas such as car parking, pets, site care, security, recycling and general site "policing".
* To liaise with the resident's association and attend meetings on invitation.
* Ensure that any couriers arriving on site are guided to the respective blocks or lockers, following any guidance to use such systems.
* Ensure that all keys kept on site are secure and relevant documents signed when holding residents' keys.
* Ensure relevant planned preventive maintenance (PPM) tasks are completed in line with the PPM schedule.

Team Support
* Report any repairs required to the Maintenance or Front of House team when identified as part of the daily checks.
* Utilising the maintenance property management system, ensuring tasks are completed to a high standard and within suitable time scales, corresponding with tenants when required.
* Assist the maintenance team with minor repairs, decoration and maintenance tasks. Achieving high quality work through liaison and guidance from the maintenance team.
* Moving furniture and heavy items from location to location on site as required.
* Assist with the management of any community works, events, meetings etc.

* Assist the Community Manager and Maintenance Manager in the management of keys ensuring high levels of security at all times.
* Undertake any other duties as appropriate and as requested by the Community Manager or Maintenance Manager.

Contractor Management
* Welcome contractors onto site and guide them to the management office.
* Co-ordinate Contractors/Suppliers executing minor works contract on site.
* Accompany external contractors whilst on site in line with key management and access to accommodation policies and practice.
* To provide access as necessary for utilities companies.

Customer Service
* Maintain a focus on delivering the highest levels of service
* Deal with day-to-day enquiries and problems from residents and visitors by either direct response or forwarding to the Management Team.
* Work as part of a friendly and supportive team playing a vital role within the Community.
* To ensure all residents enjoy the highest level of standards throughout the community.

Health & Safety
* Daily checks on key areas: site cleanliness, lifts, stairways, back of house corridors, lighting, security, parking, bicycle parking, refuse areas.
* Ensure fire and evacuation procedures are clearly displayed in all relevant areas
* Support with maintaining all statutory testing records in conjunction with facilities team.
* Understand and respond to health and safety matters in an appropriate & timely manner
* Practice proper safety techniques in accordance with Company and safe systems of work guidelines.
* Report any incidents or accidents to the Community Manager using the correct system and documentation.
* Monitoring and communicating on breaches of vehicle suitability and offloading.
* To be prepared to attend any training courses such as First Aid at Work, Fire Marshal, Health & Safety awareness, etc.

* Maintain a seamless waste management operation ensuring that the bin areas are checked regularly, and waste bins are swapped out as and when required. Ensure bin rooms, bins and bin routes are kept clean and free from debris at all times.
* Ensure that all communal bins are presented at the relevant point and time for collection by the local authority and are returned to the bin store in a timely manner following collection.

Knowledge, Skills & Experience

* Previous demonstrated experience in a comparable position either within the United Kingdom or internationally.
* Ability to deal well with people and get them to feel comfortable quickly.
* Professional appearance and demeanour.
* Good organizational skills.
* Outstanding communication skills.
* Strong customer service representation.
* Ability to read and write English fluently and the ability to accurately perform basic to intermediate mathematical functions

Previous experience within logistics and security would be advantageous.

Working Pattern:

5 over 7-day rota
