- Description
Our client, an established residential block management company, is looking for an experienced Block Manager to take ownership of a portfolio of 8 developments totalling 463 units across Wembley, Beckenham and Essex.
The portfolio is made up mainly of Right to Manage companies and Resident Management Companies, so the role calls for someone who is confident working directly with volunteer directors, running board meetings and AGMs, and guiding boards on their statutory and company obligations. You will be the day-to-day point of contact for directors and leaseholders, and responsible for the smooth financial, physical and legal management of every site.
The role is based in the Bromley office, with regular site visits across the portfolio. Once probation is successfully completed, there is flexibility to move to a hybrid working pattern.
Key responsibilities
Client and board management- Act as the main point of contact for RTM and RMC directors, building strong, trusted working relationships with each board
- Prepare for, attend and minute board meetings and AGMs, including some evening meetings
- Advise directors on their duties under the Companies Act 2006, the Commonhold and Leasehold Reform Act 2002 and the lease
- Support company secretarial matters, including Companies House filings and director appointments, working alongside the company secretarial team where applicable
- Handle leaseholder enquiries and complaints promptly and professionally, in line with the RICS Service Charge Residential Management Code
Financial management
- Prepare annual service charge budgets and present them to boards for approval
- Monitor expenditure against budget and report regularly to directors
- Manage reserve fund planning and long-term maintenance forecasts
- Oversee service charge collection and arrears recovery with the credit control team
- Liaise with accountants on year-end accounts and certification
- Approve supplier invoices and maintain accurate records on BlockMan
Property and compliance
- Carry out regular site inspections and produce clear inspection reports with action points
- Manage contractors, including tendering, appointing and monitoring cleaning, grounds, lift, fire and M&E contracts
- Run Section 20 consultations for qualifying works and long-term agreements
- Keep all health and safety compliance up to date, including fire risk assessments, asbestos, legionella, and electrical and lift testing
- Understand and apply the Building Safety Act 2022 where relevant to the portfolio
- Arrange and manage buildings insurance renewals and claims
- Oversee planned and reactive maintenance and major works projects through to completion
Leasehold administration
- Respond to LPE1 and pre-sale enquiries, licence applications and lease consents
- Deal with lease breaches and escalate where necessary
- Keep leaseholder, site and compliance records accurate and up to date on BlockMan
Skills, experience and qualifications
Essential- At least 2 years' experience as a Block or Property Manager in residential leasehold management
- Proven experience working with RTM companies and/or RMCs and their boards of directors
- Sound working knowledge of landlord and tenant legislation, including Section 20 consultation
- Confident preparing service charge budgets and managing expenditure
- Good understanding of health and safety and fire safety compliance in residential blocks
- Excellent written and verbal communication, with the confidence to present at meetings and AGMs
- Strong organisation skills and the ability to prioritise across a multi-site portfolio
- Full UK driving licence and access to a vehicle, to visit sites in Wembley, Beckenham and Essex
Desirable
- Hands-on experience using BlockMan
- TPI qualification (AssocTPI or MTPI), or willingness to work towards one
- Knowledge of the Building Safety Act 2022 and its implications for residential blocks
- Experience of managing major works projects
