Description

Our Client are looking for an experienced Caretaker/Maintenance Operative to work at a luxury residential estate in West London.

Working Monday to Friday, hours are 8am - 5pm.

Salary is £40,000 - £50,000 annually.

There is an estate office on site, which would provide the successful candidate with their office base. However, the role is not office based and therefore would suit someone who is practical and has a good general awareness of DIY, as there will be daily occasions where you will need to identify or assist with minor maintenance issues. There will be bins to move, buildings to upkeep and so on.

The role involves a variety of practical duties, including cleaning gutters, moving large bins in and out for the bin collections, sweeping and maintaining the grounds, carrying out minor repairs and general maintenance around the buildings, as well as responding to other day-to-day maintenance issues.

Duties:

  • Ensure the effective, safe and secure running of the estate infrastructure day-to-day.
  • Plan, prioritise and organise the maintenance programme.
  • Regularly interacts with the managing agent, leaseholders and residents, contractors and suppliers, and other staff.
  • Ensure that appropriate levels of security are maintained throughout the estate; takes appropriate action in emergency situations - e.g. fire, flood, intruders - and deals with the police, ambulance or fire services as needed
  • Maintain a register of out-of-hours and emergency contact numbers
  • Review CCTV daily for overnight/weekend issues
  • Check that all internal and external lighting works correctly, changing light control timers as needed throughout the year
  • Inspect communal areas and facilities daily to ensure that they are safe, secure and working correctly; prevents unauthorised use of basements, corridors, lifts and parking areas, reporting any issues that cannot be dealt with on site to the managing agent
  • Check that fire and smoke alarms are working correctly; deals with fire alerts according to estate procedures
  • Regularly test block entrance doors and locks for correct operation
  • Ensure that residents and their contractors do not damage the property or alter services; alerts the managing agent when necessary. Supervises removals into and out of the blocks, provides protective covers for walls and carpets as needed
  • Systematically identify required works on the estate (e.g. broken windows, damage to common parts, electrical faults, carpet and wall covering replacement) and ensures timely remedial work, liaising with managing agent when required
  • Monitor operation of lifts, plant rooms, communal water tanks and boilers
  • Carry out monthly gas and electricity meter readings
  • In the event of a power outage, re-sets the boiler timers to ensure continuity of hot water supply
  • Carries out weekly inspections of the blocks, car park, lofts, roof, lightwells, pigeon netting and estate facilities
  • Assists boiler engineer with drain-downs and crossovers on hot & cold water pipes
  • Check main drains, stack pipes and rainwater pipes weekly, removing blockages where required
  • Clean rainwater gutters and downpipe hoppers
  • Inspect food waste recycling bins; checks capacity of household waste paladins and recycling paladins; transfers paladins for collection by Veolia on Tuesdays and Fridays; returns paladins to storage area after collection
  • Repair car park potholes as required
  • Carries out pressure washing of lightwells, block entrances, footpaths, cornices; stairwell windows in lightwells
  • Supervise cleaning contractor staff to ensure high standards are maintained
  • Keep secure any residents' and estate keys; ensures they are logged in and out, particularly by contractors and cleaners
  • Maintain site access record of contractors; logs H&S issues/incidents and advises managing agent
  • Brief visitors, contractors and suppliers on safety policies
  • Ensure that resident and visitor vehicles are correctly parked and that fire exits are not obstructed
  • Compile monthly H&S report for the managing agent and board
  • Ensure staff attendance in the estate office between 0800 - 0900 to deal in person with residents, visitors and contractors
  • Log email and telephone requests/issues from leaseholders and residents; advises managing agent
  • Maintain appropriate levels of stores and materials; orders from suppliers as needed
  • Assist in scheduling contractor visits; oversees contractors carrying out LTA works
  • Maintain the contact list of residents
  • Attend meetings with managing agent, the Board, contractors as required
