Live In Porter

We are currently hiring for a Live In Porter to work on a high end residential block based in NW London, this position offers a one bedroom apartment as part of the accommodation with bills included.

Hours: Monday to Friday, 08:00am - 16:00pm
Salary: £30,000 to £33,000 per annum DOE

Accommodation: One Bedroom Apartments (Bills Included) (suitable for one person)

The Role
We are recruiting for a Live In Porter to oversee the day to day operation of a private residential development.

This is a hands on, customer-facing position responsible for ensuring the development remains safe, secure, well maintained and presented to a high standard. The Porter will act as a key point of contact for residents, visitors and contractors while supporting the smooth running of all onsite operations.

Key Responsibilities
Resident & Customer Service

• Provide a professional, approachable and customer-focused service to residents and visitors.
  
  
• Respond to resident enquiries and ensure any issues are followed up or escalated appropriately.
  
  
• Manage parcels, deliveries, keys and access devices in line with site procedures.
  
  
• Assist with resident move-ins and move-outs where required.
  
  
• Manage visitor and contractor access, maintaining accurate records.
  
  

Building Operations & Maintenance

• Carry out regular inspections and patrols of communal areas, external spaces and onsite facilities.
  
  
• Identify and report maintenance issues, hazards, cleanliness concerns and security risks.
  
  
• Undertake minor repairs and basic maintenance where appropriate.
  
  
• Maintain high standards of cleanliness and presentation throughout the development.
  
  
• Support the management of waste and recycling areas, including preparation for scheduled collections.
  
  
• Assist with the upkeep of external and landscaped areas where required.
  
  

Contractor Management

• Coordinate contractor access, inductions and attendance onsite.
  
  
• Monitor works and contractor performance.
  
  
• Ensure contractors follow site procedures and relevant health and safety requirements.
  
  
• Escalate any concerns or issues to the appropriate management contact.
  
  

Health, Safety & Compliance

• Support day to day health and safety and statutory compliance requirements.
  
  
• Promote safe working practices across the development.
  
  
• Identify and report hazards, defects and maintenance concerns.
  
  
• Ensure appropriate records and documentation are maintained.
  
  

Security & Site Management

• Support the safe and secure operation of the development.
  
  
• Operate CCTV and security systems in accordance with relevant procedures.
  
  
• Maintain resident confidentiality and data protection standards.
  
  
• Ensure keys, access devices, passwords, equipment and records are securely controlled.
  
  

Administration & Reporting

• Maintain accurate records of maintenance issues, incidents, resident queries and complaints.
  
  
• Ensure effective handovers and follow-up of outstanding matters.
  
  
• Keep onsite office, storage and operational areas organised and professional.
  
  
• Maintain accountability for onsite tools, equipment and other assets.
  
  

Person Specification
The successful candidate will ideally have:

• Previous experience within residential property, building management, facilities, concierge or a similar customer-facing environment.
  
  
• Strong communication and organisational skills.
  
  
• A practical, hands on approach to day to day building operations.
  
  
• Basic knowledge of health and safety requirements.
  
  
• Experience coordinating contractors and maintenance activities.
  
  
• Strong customer service skills and confidence dealing with residents.
  
  
• A reliable, professional and solution-focused approach.
  
  
• Good attention to detail and a proactive attitude towards building presentation and maintenance.
