Our Client are looking for an Assistant Building Manager to join their team at a luxury residential building in South East London.
Working a 4 on 4 off rota, hours are 7am - 7pm.
Salary ranges between £28,000 - £30,000 annually.
Duties include:
- Support the Building Manager in the day-to-day management and presentation of a luxury residential development.
- Act as a visible and proactive presence across the development, ensuring communal areas, facilities and external spaces are maintained to a high standard.
- Carry out regular inspections of the building and identify any maintenance, cleanliness, health & safety or presentation issues.
- Undertake small, practical maintenance tasks where appropriate, such as clearing gutters, minor repairs and general upkeep.
- Assist with coordinating contractors and following up on maintenance issues to ensure works are completed to the required standard.
- Help maintain the overall appearance and functionality of the development, taking pride in delivering a first-class environment for residents.
- Assist with day-to-day resident requests and provide a friendly, professional and helpful service.
- Support with practical building management duties, including deliveries, keys and access requirements when required, but this will not be a purely office-based focused position.
- Monitor plant rooms, communal areas and other building facilities, reporting any issues promptly.
- Assist the Building Manager with inspections, maintenance schedules, contractor access and general operational tasks.
- Maintain accurate records of inspections, maintenance issues and works carried out.
- Ensure all duties are undertaken with a strong focus on health & safety, attention to detail and resident experience.
About You:
- Previous building management or property experience is desirable but not essential.
- A positive, can-do attitude and willingness to get involved are essential.
- Practical and hands-on, with an interest in understanding how a building operates.
- Comfortable carrying out small maintenance and upkeep tasks rather than relying solely on contractors.
- Proactive in identifying issues and taking ownership of getting them resolved.
- Well presented, professional and confident when interacting with residents, contractors and colleagues.
- Friendly and approachable, with excellent customer service skills.
- Reliable, organised and able to work independently when required.
- Good attention to detail and pride in maintaining a high-quality environment.
- Willing to learn and develop knowledge of building systems, maintenance and residential property management.
- A basic understanding of health & safety and safe working practices would be advantageous.
