Assistant Block Manager
Greenwich | Hybrid (2 days WFH)
The Role
PMR are recruiting an experienced Assistant Block Manager on behalf of our client, a leading provider of residential property management services. This role involves daily oversight of contractor activity, ensuring repairs and planned preventative maintenance works are completed to specification. The successful candidate will assist with insurance claims and stakeholder reporting, while managing resident communications across multiple channels. Working closely with the Property Manager, you will contribute to service charge budgeting, contractor payments and block management activities including site inspections.
You'll be joining a Residential Property Management team overseeing large, complex residential developments.
The ideal candidate will have experience in block management and health and safety compliance, with strong organisational and communication skills. They should be confident managing contractor relationships and service charge processes, and will bring energy and initiative to resident engagement, making every interaction count while keeping stakeholders informed with clarity and confidence.
Key Responsibilities- Monitor contractor activity daily via the client's repairs system, instructing on repair and PPM works and verifying completion to specification
- Register and process insurance claims with assessors and brokers, ensuring all required documentation is provided and approved
- Provide timely updates and reports to stakeholders, maintaining transparency across all property management activities
- Respond to resident enquiries across phone, email, face-to-face and the resident portal, escalating key issues to the Property Manager
- Upload weekly site updates and useful resident information to the portal to ensure consistent and accessible communication
- Assist in preparing and agreeing annual service charge budgets and ensure accurate processing of contractor invoices
- Conduct monthly site visits and support the creation of quarterly inspection reports
- Coordinate resident engagement activities including meetings, events and AGMs, and follow up on agreed actions
- Support the Property Manager in overseeing on-site staff, including performance reviews and absence management
- Assist in health and safety audits and arrange service and maintenance visits, ensuring all actions are completed
Key Requirements
- Proven experience in residential block management, including site inspections and reporting
- Strong understanding of service charge budgeting, invoicing and leaseholder queries
- Confident in managing contractors and handling insurance claims from instruction to completion
- Excellent communication skills with a proactive approach to resident engagement
- A relevant housing qualification is advantageous
- Two years Leasehold experience - required.
