Live-in Resident Property Management Couple
Position Title: Resident Property Management Couple (Live-in)
Location: Central London
Status: Full-Time, Permanent (Shared/Dual Appointment)Salary: £44,131.56 & £33,614.52
Hours: One will do 8am-4pm & 11am until 7pm- Monday to Friday
Position
The Resident Property Management Couple holds joint accountability for the operational efficiency, statutory safety compliance, security, and asset preservation of a premium Central London residential development. The estate comprises 64 flats distributed across two 9-storey blocks, underpinned by a 3-level underground car park.
This is a hands-on, live-in role requiring a seamless combination of technical facilities management, strict health and safety compliance, mechanical plant oversight, contractor coordination, and front-of-house hospitality.
Duties
- Statutory Fire Safety & Health Compliance
- Weekly Alarm Systems Testing: Execute and document weekly fire alarm audio tests and emergency lighting function checks across both 9-storey buildings.
- Fire Door checks: Arrange monthly visual inspections of all communal fire doors, corridor cross-corridor doors, and annual individual flat entrance doors, verifying self-closers, hinges, and intumescent/smoke seals meet current UK regulations.
- Monitor sprinkler system pressure gauges weekly. Ensure dry riser inlets and outlets across all 18 combined floors are un-compromised, clear, and ready for emergency services.
- Perform daily inspections of all stairwells, corridors, and final exits to ensure zero obstruction, enforcing a strict zero-tolerance policy on personal items in communal areas.
- Car Park: Maintain /clean
- Compliance Logging: Maintain the site's physical and digital Fire Safety records, ensuring they are accurate, audit-ready, and fully compliant for local authority or insurance inspections.
- Underground Car Park & Complex Plant Operations
- Manage and program the fob allocations, and enforce strict parking bay compliance for residents and visitors.
- Conduct daily security sweeps of the car park levels, checking the CCTV network footprint and replacing blown lighting fixtures immediately.
- Fabric Maintenance, Utilities & Facilities Management
- First-Line Repairs: Diagnose faults and carry out minor, day-to-day estate repairs (e.g., replacing communal lamps, minor painting/make-good, resetting tripped circuits, clearing low-level external drainage blocks).
- Statutory Safety Inspections: Coordinate access, log documentation, and shadow engineers for periodic Water Hygiene (Legionella) testing, Asbestos register reviews, and Lift insurance inspections.
- Refuse & Sanitation: Manage the bin stores, rotate heavy bins to street level for local authority collection days, , and pressure-wash waste storage areas to maintain strict hygiene standards.
- Site Supervision
- On-Site Supervision: Act as the primary point of contact to induction, brief, and supervise all external specialized contractors (e.g., lift engineers, mechanical plant technicians, roofers, specialists).
- Safety Documentation Verification: Check and verify that all incoming contractors provide appropriate Risk Assessments and Method Statements (RAMS) and issue formal Permits to Work where necessary.
- Quality Assurance: Inspect and sign off on all completed contractor works across both buildings and the car park before recommending invoices for payment.
- Management
- Weekend Rota Management: Assist in the recruitment, training, scheduling, and direct management of part-time weekend porters or cleaners.
- Quality Control: Audit the performance of weekend staff to ensure standards of cleanliness, site security, and parcel management remain seamless during out-of-hours periods.
- Out-of-Hours: Provide a coordinated first-line emergency response outside of standard working hours for building emergencies (e.g., major leaks, lift entrapments, total power failures).
- Front of House
- Chain of Custody Parcel Management: Receive, securely log, track, and distribute high volumes of daily deliveries and mail for the 64 flats.
- Key Safe Custody: Maintain absolute security over the building's physical master key system, managing strict check-in/check-out logs for residents and authorised contractors.
Job Requirements
- Experience: Proven track record as a joint management couple within premium residential block management, luxury estate operations, or high-end commercial facilities.
- Technical Compliance: Verifiable knowledge of UK Fire Safety legislation, Health & Safety at Work acts, and underground infrastructure risks.
- Physical Demands: This role requires high physical stamina, involving daily patrols across two 9-storey buildings (stairwells and corridors) and a 3-level basement car park.
- Operational Skills: Competent DIY/handyperson capability paired with strong administrative skills (digital logging, email communication, basic spreadsheet tracking).
