Our client is seeking a Building Manager for their luxury residential development in South West London. This is a live-in package, that includes a spacious 1 bedroom apartment.
Role: Building Manager
Rota: Monday to Friday, 8am - 5pm (no Bank Holiday coverage)
Location: SW London
Salary: Up to £40,000pa (plus 1 bedroom apartment on site)
The main purpose of the job is to keep site and its surrounds, in a high standard of appearance and operation. You should use your initiative to identify areas which fall below this high standard in any way and if a specialist is required, to contact the Managing Agent promptly. The Building Manager is a critical role for the success of the development.
Responsibilities
- Ensuring a welcome environment of owners, residents and visitors and to deliver a first-class estate management service to the residents.
- To remain courteous and helpful to all occupiers, as well as members of the public, staff and contractors.
- Overall control of the security of the Estate and responding appropriately to any incidents or issues reported to the appropriate people.
- Maintain the record logs on site such as visitor book and key logs. Deliveries for the residents are the responsibility of the residents.
- Responding to owners' queries (in conjunction with the Managing Agent where applicable) and maintenance issues and to assist the residents with their reasonable day -to -day needs pertaining to the management of the building, during working hours.
- Ensuring that the property is a safe environment in which to live and supervise main entrance, foyer, and control access to the building.
- Undertaking regular inspections of the property and car park, checking security, fire exits, unauthorised car parking. Monitor general condition of all aspects of external and internal common parts and carry out minor repairs where necessary.
- To be familiar with the day-to-day operations of all plant and equipment serving the common parts of the development to include dealing with all emergencies such as breakdowns and fire escape procedures.
- Administer all Statutory Compliance regimes and Health and Safety Policies for the property.
- To ensure that you and all contractors are adhering to the required Health and Safety requirements and to report any issues to the Managing Agent.
- To monitor the presence of workmen around the building and supervise their activities to ensure minimum disturbance to residents and compliance with the code of practice.
- To immediately report any Health and Safety issues, including but not limited to RIDDOR, to the Managing Agent.
- Managing site and owners' contractors where applicable
- Overseeing "in house" cleaning staff and ensuring cleaning duties are performed to required level.
- To comply with all reasonable instructions given by Managing Agent.
- Be available to attend meetings with Clients and/or its respective Board members as required/directed. This may include out of hours meetings during Monday to Friday.
- To oversee the operation of all service contracts relating to the estate, to liaise with the Managing Agents with regards to their effectiveness and make recommendations on improvements for consideration.
- Consider and put forward to the Managing Agent proposals for continuous improvement in the service delivered to residents.
- To ensure cover is placed and provided when prior approved annual leave is taken for the Building Manager and the site cleaning operative. To manage the cleaning operative's annual leave schedule as their direct reporting.
- To assist with ad hoc cleaning duties as and when required and throughout the week, EG cleaning spillages or increased high contact areas.
- To monitor changes of occupation and keep records including the email addresses of the absentee landlords.
- To politely but firmly check and deal with any complaints from residents or noise caused by other residents or their visitors.
- To work with the Managing Agent to maintain and hold records relevant to Health and Safety compliance, including but not limited to, The Building Safety Act 2022.
- Whilst on duty you should be dressed at all times in appropriate smart clothes and shoes, which should be kept in a clean and tidy condition with shoes polished unless carrying out caretaking duties.
- You should refrain from smoking, being under the influence of alcohol or drugs, behaving unsociably, watching television, sleeping, eating and listening to music at any time whilst you are on duty.
- As a residential Building Manager you are expected to deal with emergencies and building resident and contractor enquiries outside of normal working hours from time to time and as required, especially in emergencies.
Personal Specification:
- Exceptional leadership and interpersonal skills.
- Good level of computer literacy using Microsoft Word, Excel, and Outlook.
- Excellent written and verbal communication skills displaying sensitivities to the resident's needs.
- Proactive and able to use own initiative.
- Able to maintain a level head under pressure
- Able to multitask to ensure all outstanding actions are completed within timeframes set.
- Able to prioritise workload whilst ensuring that all outstanding actions are completed within timeframes set.
- To ensure that at all times the necessary standards of dress.
- To demonstrate courtesy and attention to detail appropriate to the calibre of the development is maintained.
