You're an experienced property manager who's ready for sites with real teeth. High-rise buildings, complex freeholder portfolios, lift systems, Section 20s - the kind of work where technical knowledge actually matters and no two weeks look the same.

Our client is a well-established property management business with a strong reputation across the South East. They manage residential developments on behalf of freeholders, RMCs and RTMs, and are appointed for the long haul because of how they look after both clients and leaseholders. The business is growing steadily, with a culture built on being open, professional, and genuinely good to work with.
The role
This is a Senior Property Manager position looking after a portfolio of around 15 blocks across three freeholder sites - roughly 600 units in total, including high-rise buildings (HRBs). It's a step up from a standard PM patch: more technical complexity, more major works, and more autonomy.
What you'll be doing
- Managing service charge budgets, accounts and Section 20 consultations across your portfolio
- Leading major works projects from planning through to delivery, working alongside the Project Management team
- Overseeing compliance for HRBs - including lifts, fire safety, and all statutory M&E testing
- Conducting site visits, AGMs and director meetings, with clear written reporting afterwards
- Managing service contracts, contractors, insurance policies and claims across communal areas
- Mentoring and overseeing the workload of your Property Management Assistant
You'll thrive here if…
- You've got 2+ years' experience as a Property Manager in residential block or estates management
- You're confident with Section 20s, service charge accounts, AGMs and major works
- You can read a lease and interpret it properly - legal documents don't faze you
- You've worked on high-rise buildings and understand the compliance picture that comes with them
- You hold ATPI (or equivalent) - bonus points if you're MTPI qualified or working towards it
- You hold a valid UK driving licence for site visits
