PMR are currently working with a well-established, UK-based property consultancy seeking an experienced Senior Maintenance Operative to join the team at one of their flagship Build to Rent developments in Manchester.
This is a full-time, Monday-Friday, site-based position.Key Responsibilities
Deliver general apartment and estate maintenance, including securing loose fittings, repairing signage, fixing carpet edges, and completing sweeping and basic cleaning duties.
Carry out all Planned Preventative Maintenance (PPM) tasks and accurately log weekly, monthly, quarterly, and annual compliance checks.
Undertake basic carpentry and minor joinery works, such as boarding up damaged windows.
Conduct small-scale hard-landscaping repairs, including re-bedding or replacing paving and flagstones.
Perform high-quality painting and decorating, which will form a substantial part of the role.
Complete weekly flushing of low-use outlets to support water hygiene compliance.
Support waste management processes, jet washing, and general upkeep of the site.
Use stepladders and ladders safely for short-duration tasks.
Replace lightbulbs, appliance plug fuses, and similar electrical consumables.
Carry out void property inspections and ensure units are kept in excellent condition.
Complete routine safety checks, including Fire Door inspections, Emergency Lighting tests, and Bell Testing.
Assist with minor drainage repairs and clearance.
Undertake tiling repairs and ground-floor reglazing tasks where required.
Communicate professionally with residents through the PIC app, providing clear and timely updates on maintenance requests.
What We Need From You
3+ years' experience working within a Build to Rent development environment.
A proven track record of carrying out PPMs and reactive maintenance.
A proactive, dynamic approach, with the ability to take ownership of core responsibilities.
Good IT skills and confidence using digital reporting systems.
Relevant trade qualifications in areas such as painting, electrics, plumbing, or similar (desirable).
